Description
A renovated, furnished, two-room, first-floor apartment with individual gas heating is available for rent in the heart of Rózsadomb, on Levél street. The 54 sqm apartment, with western and northern exposure, is located in a well-maintained brick-built condominium from the 1960s. It features a kitchen equipped with electric oven, gas cooktop, extractor and dishwasher), a bathroom with a washing machine, a separate toilet with hand basin, plenty of built-in wardrobes, a refrigerator with freezer, and a pantry with shelving. The two rooms — approximately 20 sqm and 15 sqm — have separate entrances but can also be opened into one another.
The renovation was completed about 8 years ago, during which all wiring, windows and doors, fixtures, radiators, kitchen furniture, and kitchen appliances were replaced, roller shutters and mosquito screens were installed. Thanks to the surrounding trees and the apartment’s orientation, it remains pleasantly cool even in summer; additionally, the living room was equipped with a heating-and-cooling AC unit about three years ago.
The apartment has low utility costs, and electricity and gas consumption are locally metered. The monthly condominium common charge is HUF 18,500 for a single person or HUF 20,000 for two persons (including the costs of water and waste collection), while gas and electricity consumption is meter-measured. The 6 sqm balcony overlooks a chestnut-tree-lined rear garden. Bus stops for routes 91, 191, and 291 are within 150 meters of the front gate. The Buda city center — Margit boulevard, with numerous shops and services — is reachable in 3 minutes by bus or 10 minutes on foot.
The building is home to a quiet, cleanliness-loving community, so we are looking for a tenant who seeks an orderly, calm, and peaceful living environment and will use the apartment accordingly. Pets are not allowed, and smoking is not permitted inside the apartment. (Smoking is allowed on the balcony, provided it does not disturb other residents.) To start the tenancy, payment of the first month’s rent and a security deposit equivalent to two months’ rent is required, and within 15 days, a notary-countersigned move-out declaration must be provided. The common charges and utilities are payable in addition to the rent.
IMPORTANT NOTICE: Construction works started on the neighbouring plot (on the corner of Levél Street and Bólyai Street) in early 2026. The phase with the most dust and noise (digging the work pit and laying the foundation) has already been completed, but the works will continue until approximately June 2027. This will certainly cause construction noise during certain phases of construction, but only on weekdays and during working hours. The low rent was set with this in mind.
