A true rarity!
Panoramic,
2 balconies, 2 bathrooms, renovated condominium!
We offer for sale a renovated 81 sqm apartment with a panoramic view, 2 balconies, and 2 bathrooms, located on the first floor of an 8-story, elevator-equipped residential building with 72 apartments on Bem Quay, District II!
The property underwent a thorough and complete renovation in 2022, done not for investment but for personal use.
Double comfort, air conditioning, central heating, southwest orientation, two 20 sqm terraces, and large plastic windows all contribute to peaceful, pleasant, and quiet everyday living. Its 2.6-meter ceiling height perfectly complements the modern style furnishing. The maintenance cost is highly predictable, fixed at 66,000 HUF per month, covering everything except electricity consumption, which is paid separately. There is no gas supply in the apartment.

Neighborhood:
The area boasts excellent infrastructure. Batthyány Square, Mammut Shopping Center, and the Fény Street Market, where you can find everything, are just a few minutes’ walk away. Nearby are medical offices, banks, grocery stores—in short, everything necessary for daily life.

Transportation:
Excellent. Thanks to the proximity of Batthyány Square, there are multiple bus and tram stops as well as a metro station. The entire city is easily accessible.

Recommendation:
This property is an excellent choice for preserving value and protecting against inflation.

If you have any questions or would like to view the property, feel free to call, even on weekends!

A few words about the building!
The residential building, constructed between 1967 and 1969 in District II, is located at the southern end of the block bordered by Bem Quay, Fő Street, Csalogány Street, and Vitéz Street. Three sides of the building stand freely, while the fourth side connects to the firewall of existing buildings.

The building integrates easily with neighboring structures through its strong mass and sculptural facade.
The side facing the Danube and Fő Street features dynamic horizontal bands with strong light-shadow contrasts. The Csalogány Street side is fully sculptural with a dominant mass. Its balconies project cantilevered above the ground floor.
The facade surfaces combine light and dark-toned stone cladding. The light cladding is made of Haraszti hard limestone, covering the loggia ceiling beams, flower box parapets, and the roof terrace parapet wall. The room and ceiling planes merge, and four-wing balcony doors ensure maximum natural light. Window casings are graphite gray on the outside and white inside.

The building has two large light wells: one for the staircase and corridors, the other for ventilation and lighting of the kitchens in the two larger corner apartments. The main entrance is on the Bem Quay side, while the Fő Street side has a secondary entrance serving the building and shops, along with a trash and ash exit.

On the ground floor, besides resident amenities (stroller storage, trash room, basement stairs), there are two commercial units. The building houses a total of 72 apartments; on each floor, the two corner units have 3 rooms with a dining area and are about 90 sqm, while 7 units have 1.5 rooms and are 53 sqm in size. The block includes a basement and a shared rooftop terrace on the 8th floor.

Several foreigners and celebrities have lived here, including József Laux, drummer of Omega, and Anna Adamis, the band’s lyricist.
