Description
For sale in one of the most beautiful parts of Budapest’s District II is the renowned Art Nouveau Sándor Villa, a registered historic monument. Built in the late 19th century based on designs by Dezső Freud, the villa was later purchased by Pál Sándor. It acquired its current splendor following minor renovations. Over the years, the building has served various functions, including as a hospital, a medical facility, a hunting lodge, and a summer residence. There are countless possibilities for utilizing the property. The 4,300-square-meter plot accommodates the main building, a separate 100-square-meter service building, and parking space for at least 50 cars. The property features a symmetrical layout with two large main staircases (which are protected monuments) and two smaller service staircases (where up to two elevators could be installed). The lower level is characterized by larger rooms with windows, whereas the level above features a more segmented layout with multiple rooms. On the top level—the attic—the design focuses on the practical utilization of smaller spaces. The current owner has carried out numerous repairs and modifications to the building (including replacing in-wall utility piping, structural reinforcements, and floor/wall coverings; installing a modern heating and cooling system featuring outdoor heat pump units and indoor fan-coil units; and creating basement areas suitable for operating rooms, among other upgrades).
In its current state, the property requires significant renovation and investment. The roof leaks in several places, and preservation work is currently underway. The exact floor area has not yet been officially measured by the owner, but it is estimated to be between 900 and 1,000 square meters.
The price of the property is 2 billion HUF if purchased together with the company; if purchased without the company, this amount is subject to VAT. Please feel free to contact me to arrange a viewing—even on weekends.
