Description

Classic elegance, quiet surroundings and an excellent location all in one!

In the heart of District I, close to the Danube and the Castle District, we are offering for sale a 53 m² renovated two-room apartment in a historic building also known as the Bartók Memorial House.

THE APARTMENT

The apartment is located on the 4th floor of a six-story condominium with an elevator. It is furnished and equipped with appliances, ready to move in immediately.

The layout is practical and cozy:
- spacious entrance hall, dining room and built-in kitchen,
- two separate rooms, one of which has an 8 square meter sleeping loft,
- bathroom with shower and toilet in one room.

Both rooms overlook the quiet inner courtyard, and the apartment is bright and friendly.
During the complete technical and aesthetic renovation in 2020, all wiring and coverings were renewed, and all rooms were completely repainted. The original wooden doors and windows are in good condition, equipped with shutters, and the front door was replaced a few years ago.
The apartment has its own gas and electricity meters, its electrical system has been upgraded to 40 amps, and it is heated by a gas boiler. The utility costs are reasonable even in winter, at a maximum of HUF 20,000. Water is included in the common costs, but the apartment also has a built-in water meter (certification required).

THE BUILDING

The house, located on the former market square, was built between 1911 and 1913, with Art Nouveau wrought iron decorations and facade glass mosaics made in Miksa Róth's workshop. The building is also notable for having been the home of composer Béla Bartók between 1922 and 1928. In memory of the composer, atmospheric courtyard concerts are occasionally held in the courtyard of the house. The building was long considered to be of "urban significance," and after that category was abolished, it is now under local protection. In recent years, the residents of the house have had the two street facades repaired, the marble mosaic covering of the entrance hall has been reproduced, and the replacement of the Zsolnay ceramic covering of the staircase has also begun. The roof has also been renovated recently, and the next step is to renovate the staircase railings. The newly created flower garden in the inner courtyard provides a pleasant atmosphere for the friendly community of residents.

THE LOCATION

Szilágyi Dezső Square is one of the most distinctive and historic spots on the Buda side of the city: it is located in the immediate vicinity of the Danube promenade, Margaret Bridge, and the Castle District, next to Batthyány Square. The square's iconic building is the Reformed Church on Szilágyi Dezső Square, which, with its unique triangular floor plan and neo-Gothic style, is one of the most spectacular churches in the city.

The neighborhood is extremely convenient and livable: shops, cafes, bakeries, and cozy restaurants are just a few minutes' walk away. Fő Street, the Batthyány Square market, and the Mammut shopping center are also within easy reach.

The location is also excellent in terms of transportation:
- 2 minutes' walk from the Batthyány tér metro station (M2),
- numerous tram (19, 41) and bus lines in the area,
- and the Danube riverside bike path is also directly accessible.
From here, you can reach Buda Castle, Margaret Island, or even the Pest side of the city center in a few minutes – on foot, by tram, or even by bike.

This apartment is the perfect choice for those who:
- want to live in a historic setting with modern comforts,
- are looking for a stable investment property in the heart of the city center.
