About the Building
Built in 2007 by reconstructing an old forestry house, on a concrete foundation, with brick walls, exposed beam ceilings, double-layer wooden windows, laminate flooring and ceramic tiles. In 2020 it received 10 cm of exterior insulation, in 2025 interior and exterior repainting, a new waterproof laminate kitchen floor, and ceramic tiling on the terrace.
Total usable floor area is 90.5 m², of which the insulated section (two rooms, hallway, wardrobe room, bathroom, kitchen-dining area) is 75.8 m², and the pantry and boiler room account for 14.7 m². The garage is 44.6 m².
Heating is via radiators connected to a multi-fuel boiler, which also provides indirect heating for the electric water heater.
Drinking water is supplied from a private drilled well — the water is drinkable without filtration. Wastewater goes to a soakaway. The building faces west. The south-facing garage roof offers an opportunity for solar panel installation.

Surroundings
The building sits on a 1,600 m² plot classified as a "farmstead," which includes a 600 m² enclosed garden in front of the house, where chemical-free farming and soil-building practices have been carried out over the past decade. The garden is overlooked from a large terrace, which — along with the house itself — is shaded from the summer sun by a hundred-year-old tree.
The building and garden are situated in a 3,600 m² clearing in the heart of the forest. The forest edge is 300–400 metres away in every direction. There is no through traffic or through road in the forest; the property has a single entrance and is otherwise protected by ditches.
The forest consists of stands of varying ages — young growth and predominantly harvest-ready Scots pine and black locust sections. A large part of the area features rolling terrain with hills rising 3–6 metres, which isn't immediately obvious due to the tree cover.
To the south, the forest is bordered by the Bodzás reservoir. Bodzás is one of the highest-lying lakes in the area and is only filled when the Fancsika lakes are already full, so it most often appears as a large pasture. When it does fill up, it becomes a water paradise. In other directions you'll find other forests and the clearings and pastures typical of the forest-steppe.
One corner of the forest is touched by the route of the Great Plain Blue Hiking Trail.
The surroundings are exceptionally quiet, though far from uninhabited. Within a one-kilometre radius there are 5 farmsteads, the nearest just 380 m away as the crow flies. The people in the area are friendly — many farm the land and strive to live in harmony with nature; the kind of people worth knowing.
There is one utility to pay for: electricity, 32A. The power lines and poles were completely replaced a few years ago, and the supply is stable.

Located east of Debrecen, in the city's forest-steppe recreation zone. Although the ambitious development plans for this recreation zone were not continued after 1990, no factories have been built in this direction since then — the area remains quiet, clean and peaceful.
The farmstead is located exactly halfway between Debrecen and Vámospércs.
The surrounding area has a loose, scattered farmstead structure. The nearest small settlements are Nagycsere (2.5 km), home to 40 families, and Haláp (5 km) with 400–500 residents.

Getting There
- By car: Leave Debrecen on the Vámospércs road, turn off road 48 at Nagycsere, then follow a 2.6 km dirt road. The last 400 metres is a private road with a barrier. The dirt road is sandy, maintained by local farmers, and passable year-round by ordinary car.

- Local bus no. 37 (Nagyállomás–Haláp) from Debrecen
- Long-distance buses towards Vámospércs
- 4–5 daily trains on the Debrecen–Nyírábrány line, some of which cross the border to Érmihályfalva (Romania)
Both the bus stop and the railway station are 2.5 km along a dirt road.
