We designed and are building this home as if it were our own.

For the past six years, we have been living in a home that we designed and built ourselves in Budakeszi. The experience we have gained there has been incorporated into every aspect of this home.

Every decision was guided by the same objective: to create a home that is practical, easy to live in, comfortable, thoughtfully engineered, economical to maintain, while also being spacious, elegant, and built to stand the test of time.

This family home is located in one of the most beautiful and peaceful parts of Budakeszi, in the Meggyes neighbourhood, directly bordering the Pilis Forest and the famous giant sequoias. Every room and every function has been designed with the long-term comfort of family life in mind.

The house offers 298 m² of living space on a 765 m² plot. The upper floor enjoys panoramic views of the Buda Hills and the Erzsébet Lookout Tower.

The floor plan has been carefully designed to provide both generous shared living spaces and well-separated private areas for every member of the family.

The heart of the ground floor is the approximately 50 m² double-height living room, seamlessly connected to the nearly 30 m² kitchen and dining area. This level also includes a home office, guest WC, entrance hall, and a spacious 50 m² double garage.

Upstairs, the parents’ suite occupies its own private wing with a walk-in wardrobe and en-suite bathroom. The opposite wing accommodates three additional bedrooms, two bathrooms, a laundry room, a walk-in wardrobe, and an infrared sauna. The same principles that shaped the design also guide the construction process. Rather than choosing the quickest or simplest solutions, we focus on those that will continue to perform reliably for many years. Construction is carried out under continuous supervision by the responsible technical manager, with regular on-site involvement of the project designers.

The thermal insulation significantly exceeds current energy performance requirements. Together with the building’s carefully designed massing, radiant heating and cooling, thoughtfully planned shading, and modern mechanical systems, it provides excellent indoor comfort while keeping operating costs low.

The house is prepared for a smart home system, allowing lighting, shading, heating, cooling, and ventilation to be automated.

The property is currently in shell-and-core condition. The internal partition walls, staircase, waterproofing, landscaping, and stormwater drainage have already been completed. The advertised price refers to the property in its current state.

We would be delighted to complete the house to a fully finished, turnkey standard. At this stage, the interior design and many technical specifications can still be tailored to the future owner’s preferences, allowing important details of the home to reflect their individual needs. The guide price for the fully finished home is HUF 470 million, while the advertised price applies to the current shell-and-core condition.

The property is free from mortgages, liens, and any legal encumbrances.
