Description
A PRIVATE BALATON WORLD – PANORAMA, NATURE, AND MODERN TECHNOLOGY
Located in one of the premium, quiet areas of Balatonalmádi, this home is set in a unique natural environment and is suitable for year-round living.
The neighborhood itself is an essential part of what this property offers. It’s not just the panoramic views of Lake Balaton that make it special, but also the orderly, peaceful, exclusive residential atmosphere, the quality properties, and the kind of private space that is especially valuable in a Balaton home.
Ancient trees surrounding the house, carefully designed greenery, and the view of the lake set the mood right from the moment you arrive. The building doesn’t dominate its surroundings but blends in naturally. The house, garden, and landscape function as a seamless continuation of each other.
LAKE BALATON AS PART OF THE HOME
Upon entering the living room, the vast glass surfaces open up almost the entire width to reveal the panoramic view of Lake Balaton.
The lake is not just visible through a single well-placed window; it accompanies the home continuously and reveals a different face from various points in the house.
The kitchen, dining area, and living room form one open living space that visually extends toward the lake. From the living room, you access the panoramic terrace through a covered space that can be converted into a winter garden.
Inside and outside merge without sharp boundaries. Glass, wood, terrace, greenery, and landscape connect, while the water remains almost constantly visible.
From the bedrooms and balcony on the upper floor, the higher vantage point offers an even broader view of Balaton. Here, you see the water first thing in the morning and enjoy the changing lights over the lake in the evening.
AN INTIMATE, ROMANTIC WORLD BELOW
On the lower level, the large panoramic view gives way to a completely different atmosphere.
The garden, created among ancient trees and rich vegetation, is protected, intimate, and romantic. The building, terraces, pergola, plants, and garden form a unified whole here as well.
At the heart of this private world is a private swimming pool surrounded by a large pool terrace and relaxation area.
The insulated pool features a high-performance counter-current system, its own cooling and heating system, and serious mechanical equipment. Its operation is integrated into the home's intelligent control system.
By day, the pool invites swimming and relaxation; by night, the garden, terrace, greenery, and pool lighting transform the environment’s character completely.
The garden’s automatic irrigation system is supplied with water from a private drilled well.
This garden is a place where the pool, ancient trees, and plants are not separate visual elements but together create a unique, intimate Balaton world alongside the house.
A COMPLETELY SEPARATE GUEST APARTMENT
Close to the garden and pool, there is a fully separate guest apartment with its own kitchen and bathroom.
This is not a simple guest room but a true independent living space.
Family members or friends can stay here for longer periods with their own private area while maintaining direct access to the garden and pool.
The apartment’s features also make it suitable for other uses, such as a workspace, hobby room, or relaxation area.
NATURE OUTSIDE, HIGH-QUALITY TECHNOLOGY IN THE BACKGROUND
One of the house’s most interesting features is its duality: while it is close to nature, calm, and romantic, it operates with a high-level, integrated technical system in the background.
The technology does not overwhelm the house; it remains almost invisible, serving to make the home simple, comfortable, and safe to live in.
The integrated smart home system controls lighting, shading, air conditioning, the gate, irrigation, and some pool functions, many of which can be accessed remotely.
Each room has its own inverter heating and cooling air conditioner, also integrated into the smart home system.
A modern low-voltage and IT infrastructure is complemented by a full camera system. Stable, high-bandwidth optical internet supports professional home office work, large data traffic, video conferences, streaming, and simultaneous use of modern digital systems.
HIGH-LEVEL ENERGY AND ELECTRICAL SYSTEM
The house is equipped with a three-phase, 3 x 32 amp electrical network.
The electrical system is prepped for charging two electric cars simultaneously. Preparations have also been made for future solar panel installation.
All floors have 10 cm thermal insulation. The external facade has 10 cm insulation, with 15 cm on the northern side.
High-quality Kömmerling windows and doors with triple-glazed thermal insulation in anthracite color on both sides were installed.
The large glass surfaces are not only defining elements of the building’s character but also connect the interiors with the Balaton landscape while contributing to the house’s high energy efficiency.
NATURAL MATERIALS AND UNIQUE INTERIORS
Alongside technology, the character of the interiors is defined primarily by natural materials.
All built-in furniture is custom-made from real oak wood.
The kitchen’s entire furniture is also oak, with two built-in refrigerators. Custom woodworking, natural wood surfaces, ash parquet flooring, quality finishes, and carefully designed lighting create warm, timeless interior spaces.
All built-in oak furniture is included with the property, and by agreement, the home can be purchased fully furnished as it currently stands.
PARKING AND ELECTRIC CAR CHARGING
There is comfortable parking for three cars on the property.
In front of the house, directly on the street, three more cars can park, making parking easy even for larger groups.
The on-site electrical infrastructure supports charging two electric cars simultaneously.
NOT BUILT FOR SALE
Perhaps the most important sentence to understand the technical content and details of the house is this:
The owner designed and built this home a few years ago for themselves, with long-term living in mind, not as a development for sale.
This difference shows in many areas not necessarily visible in photos: insulation, electrical systems, low-voltage and IT networks, smart home integration, windows and doors, shading, mechanical systems, pool, custom oak furniture, garden, and fine details.
Rather than creating a premium impression from a few flashy elements, the entire property was developed with a unified philosophy.
A HOME WHERE EVERYTHING COMES TOGETHER
The panorama alone is special.
The garden with its pool and ancient trees is special on its own.
As are the large glass surfaces, natural materials, separate guest apartment, and the modern technology running quietly in the background.
However, the real value of this home is that these are not separate elements.
Lake Balaton, the landscape, ancient trees, garden, pool, building, interiors, and technology form one thoughtful, harmonious whole.
Above, the expansive panorama of Balaton.
Below, the intimate pool garden among ancient trees.
Between them, a modern home with high technical standards that blends naturally into its surroundings.
A private Balaton world in a premium, peaceful environment – designed as one builds for oneself when planning truly for the long term.
Come and see for yourself to experience everything described above!
