Description
NO REAL ESTATE AGENTS, PLEASE!
I am selling my cosy, low-maintenance, two-room, classic Budapest apartment near City Park (Városliget) privately, without using the services of a real estate agency, to someone who can see its potential.
The neighbourhood offers practically everything you could need, with everything close by – even places that seem far away. Most of central Budapest can be reached within about 10 minutes by bicycle.
Almost every form of public transport is available nearby, and Keleti Railway Station is approximately a 10-minute walk away.
The University of Veterinary Medicine, as well as schools, kindergartens and other amenities, are all within easy reach.
Two particularly useful features of the apartment are its two toilets and unusually spacious kitchen.
Viewings are available by prior appointment on Tuesdays and Fridays between 2:00 PM and 7:00 PM. Other times may also be arranged upon request.
The property has a single owner (1/1 ownership) and is free of litigation, liens and encumbrances.
The apartment is located in Ligetváros, District VII of Budapest, on the corner of Murányi Street and Marek József Street, just a two-minute walk from City Park.
It is a 59 m², first-floor, two-room apartment in a traditional brick-built Budapest building, with an impressive ceiling height of approximately 3.8 metres.
The 22.25 m² living room is complemented by a 12.25 m² second room, which features an 8.25 m² mezzanine. The walkable mezzanine can comfortably be used as a sleeping area. The ceiling height underneath is almost 2 metres, while the usable headroom on the mezzanine itself is 1.72 metres, allowing the lower part of the room to remain comfortably usable as well.
The apartment also features a separate, spacious 17.75 m² kitchen with dining area.
The apartment comprises:
a spacious living room,
a bedroom with mezzanine,
a large separate kitchen with dining area,
a bathroom with shower and toilet,
a second, separate toilet,
a pantry,
and a basement storage unit.
Heating and domestic hot water are provided by a Vaillant condensing gas boiler with radiators. The apartment is also equipped with two Hitachi heating and cooling air-conditioning units (3.5 kW and 2.5 kW).
The apartment underwent a substantial renovation in 2014–2015, during which the following were renewed:
the complete electrical system,
the kitchen,
the bathroom,
and the laminate flooring in the living room and bedroom.
The kitchen, pantry, bathroom and separate toilet have tiled floors.
The kitchen is equipped with a gas hob, built-in electric oven and dishwasher.
The apartment has windows facing both the street – the quiet Marek József Street – and the inner courtyard. The entrance door and the courtyard-facing kitchen window are protected by security grilles.
The condominium building is continuously maintained. Its internal utility infrastructure, including the water, gas and sewer pipes, has been renewed, and roof renovation has also been carried out in recent years.
During the first half of 2026, the external access corridors on all three floors underwent a complete structural renovation, including new reinforced-concrete structures, waterproofing and new floor tiles.
The apartment's share of the cost of the corridor renovation has already been paid in full, meaning there is no related loan repayment included in the monthly common charges.
The building has a pleasant and respectful residential community.
The apartment can be sold with the fitted kitchen included, and several pieces of solid-wood furniture can also be included optionally.
