Description
Property description
It is rare to find a flat on the market where every centimetre has been designed according to a single, coherent design concept – this is one such property. There is no pandering to conventional tastes here. It embodies a pure, open and honest design philosophy. The result is an exceptionally well-thought-out, functional, yet bold and artistic spatial concept, where industrial elements (raw brick walls, vaulted ceilings, exposed copper pipes, black steel structures) meet contemporary artistic and design gestures. The designer generously allows space for artistic details without compromising functionality in the slightest; indeed, the artistic details are put at the service of functionality.
All the rooms in the flat are accessible via the hall (6.3 m²) opening off the entrance area – this also leads to the 27.3 m² living room, which is bright and has high ceilings, made distinctive by a dramatic, bright red steel beam, into which the TV wall has been built as a clean, functional solution. The living room opens onto a separate 9.8 m² dining area, with a compact, enclosed 3.6 m² kitchen situated alongside it – thus visually separating the cooking and serving area from the relaxation and living space. The space is dominated by raw wooden flooring, exposed brick walls and unique contemporary artworks (including hand-painted, textured wall surfaces and large-scale canvas paintings). The dining area features a rustic wooden table and designer chairs, whilst the living room is made cosy by a sofa set upholstered in soft fabrics and a cowhide rug.
From the living room, a custom-designed industrial staircase with grooved metal steps leads up to the gallery level, which is in its own right one of the flat’s design icons. Upstairs is the bedroom (11.3 m², with a wardrobe measuring 1.5 m²), where the geometric, gold-bronze-toned leather mosaic wall behind the headboard, the industrial wall lamps with articulated arms and the exposed vaulted ceiling combine to create a unique, gallery-like atmosphere.
The 4.2 m² bathroom also opens off the ground-floor hall, and the flat includes a separate storage room (0.6 m²). At the entrance, a weathered antique door with a white patina and exposed copper pipework set the tone for the entrance hall.
The flat is not only stylish – it also boasts a particularly well-organised, practical layout: a separate living room, dining area and kitchen, a central hall, a separate, enclosed sleeping area, and dedicated storage spaces and a wardrobe. An ideal choice for those seeking a unique, characterful home furnished with a designer’s eye in the vibrant, 7th district of the city centre – within walking distance of the restaurants, bars and cultural venues on Wesselényi Street.
Location description
The neighbourhood – Erzsébetváros, the heart of the Jewish Quarter and the nightlife district
Wesselényi Street is one of the most historic streets in Erzsébetváros, District VII, and a main thoroughfare of the historic Jewish Quarter in Pest. Along the street and in its immediate vicinity are the Dohány Street Synagogue (Europe’s largest synagogue), the Israelite Cultural Centre and the Goldmark Hall, the Temple of Heroes and its accompanying Holocaust memorial in the shape of a weeping willow – making the neighbourhood not only cool but also an area of immense historical significance.
At the same time, this part of the city is also Budapest’s best-known ‘party district’: just a few steps away are the atmospheric arcades of Gozsdu Courtyard, which come alive at night, the row of ruin pubs on Kazinczy Street, and the world-famous Szimpla Kert, the birthplace of the ruin pub movement. Public transport links are also excellent: the Astoria and Deák Ferenc tér metro hubs (M1, M2, M3) are just a few minutes’ walk away.
It is no coincidence that Erzsébetváros is one of Budapest’s most sought-after and densely populated areas in the short-term (Airbnb) rental market – the dense network of historic tenement blocks, the world-class gastronomic and entertainment offerings, and the excellent transport links provide an ideal combination for tourists, and as a result, the area has been one of the districts with the highest density of Airbnb listings in the capital for years. Under the district’s new by-law, which came into force on 1 January 2026, short-term accommodation cannot, in practice, be operated without the consent of the block of flats (0 days per year without consent; 365 days per year with consent) – however, this flat already has the required consent from the block of flats, so even within the increasingly stringent regulatory environment, it can be legally utilised to its full capacity for short-term letting. This is an increasingly rare and valuable feature in the neighbourhood today. Naturally, these licences apply to the current owner and operator.
Further information
The flat is fully furnished and ready to move into.
The kitchen features a ceramic hob, a Gorenje microwave, a Bosch kettle, a Nespresso coffee machine, a toaster, an industrial-style tap and a stainless-steel sink; the cupboards are glossy white and have closed doors.
The bathroom features a mosaic-tiled shower (with a hand-held shower head), a wall-mounted towel-drying radiator and a recessed shelving system, whilst the toilet boasts a unique washbasin built onto an antique sewing machine table.
In the living room, a comfortable sofa, a wood-and-resin coffee table, cowhide rugs and designer light fittings (industrial articulated wall brackets, spherical pendant lights) set the mood, whilst in the dining area, a rustic wooden table with designer chairs awaits the guests. A built-in wardrobe provides storage in the bedroom. Heating is provided by original, refurbished cast-iron radiators, supplemented by a ceiling-mounted fan-coil air-conditioning unit.
