For Rent: 6th-Floor Panel Apartment with Panoramic Views in Óbuda
A 69 sqm, west-facing panel apartment is for rent on the 6th floor in Óbuda, at 1033 Buda-pest, Polgár utca. All three rooms offer a panoramic view of Hármashatár-hegy, while the kitchen overlooks the eastern gate of the Roman legion (Porta Praetoria). We are looking for a long-term tenant for a minimum of one year, which can be extended. The property is ideal for married couples and families, for up to a maximum of 6 people.

The monthly rent is 322,000 HUF/month. The deposit (equivalent to 2 months' rent) and the first month's rent are payable upon moving in. In addition, a condition of moving in is a uni-lateral notary declaration of eviction and debt acknowledgment, made at the tenant's ex-pense. The fee for this is calculated based on 12 months' rent and is a one-time cost of 53,640 HUF. Since the lease agreement is for an indefinite term, no extra notary costs will be charged for extending the tenancy beyond the initial 12-month period. Utility costs are 35,000–40,000 HUF/month. Located in a condominium that participated in the comprehen-sive energy modernization "panel program," the district heating can be regulated per room. Since the insulation was installed, the temperature does not drop below 21°C even in winter with the heating controls completely turned off.

The white walls of the apartment were renewed during a fresh painting in July. In this ther-mally insulated flat, tenants will find plastic doors and windows, soundproofing towards the neighbouring apartment, and a renovated electrical network. Wired internet connections are available in the separate-entrance rooms opening from the hallway, in the kitchen, and in the walk-in closet. The comfortable kitchen is equipped with a dishwasher, refrigerator, gas stove and gas oven, kitchen cabinets, and a pantry. There is a washing machine in the bath-room. The toilet is in a separate room. For indoor storage, a built-in wardrobe in the hallway and a walk-in closet are currently available. In the event of natural wear and tear of the ap-pliances, replacing them is the tenant's responsibility; naturally, the tenant may take the new appliances with them upon moving out.

Smoking, the use of electronic cigarettes, and keeping pets are strictly forbidden in the apartment. The cost of neutralizing the odours from these activities would equal 4–5 months' worth of deposit (as it requires stripping and rebuilding the plaster), which would need to be completed before the next tenant moves in. However, enthusiastic volunteer dog walkers are still warmly welcomed by the kind-hearted residential community (details in person).

Primary schools (state schools with music and bilingual programs, plus the British International School Budapest, a private school accepting ages 4-18 years), secondary schools, and Óbuda University are within walking distance, as well as free programs organized for local seniors (supported by the Municipality), churches of all denominations, historical landmarks, and natural recreational opportunities:

From here, the city centre can be reached in half an hour by public transport. Aquincum train station is 12 minutes away, Zugló train station and Nyugati railway station are 25 minutes, Keleti railway station is 33 minutes, and Liszt Ferenc Airport is 1 hour and 15 minutes away.
•Nature & Hiking: The blue cross hiking trail starting at Kiscelli Castle is a 25-minute walk (we recommend using the OsmAndroid offline tourist map for naviga-tion), the blue triangle hiking trail on Remetehegyi út is a 43-minute walk, and Hár-mashatár-hegy is a 60–75 minute walk (or partially accessible by bus 137/237).
