A Hidden Natural Paradise
The estate is surrounded by rolling hills and forests, offering exceptional privacy and tranquility. The woodland includes pine, acacia, birch, linden, wild cherry trees, berry bushes, and many native plant species, creating a truly magical natural setting.
Although completely secluded, the property is only a 5-minute drive or bicycle ride from the centre of Zalaszentgrót, where all essential services are available. The Budapest School campus in Csáford and a charming local café are just a short walk from the lower edge of the forest.
Development Potential
My original vision was to create a wilderness forest campsite on the property. During the past two years, extensive planning, surveying, consultations with the forestry authority and the local municipality, and preliminary permitting procedures have already been completed. Both the municipality and the forestry professionals have been supportive of the concept.
Approximately one hectare of the land, officially registered as meadow but now naturally reforested, has been reclassified as a public welfare forest. This designation allows the construction of various recreational forest facilities permitted under Hungarian forestry regulations.
The vineyard area, with its outstanding panoramic views over the gentle hills of Zala County, also allows the construction of an agricultural building up to 135 m².
Water and Utilities
Grid electricity is already available at the property boundary.
The nearest public water supply is approximately 180 metres away in a straight line. Extending the water connection would require a longer route because the most direct access crosses private land, making installation relatively expensive.
Accessibility
The property can be accessed from three different directions.
One route consists of an asphalt road followed by approximately 100–200 metres of forest track. During dry weather, this section is easily accessible with any passenger car. After heavy rain, however, a short uphill section of about 50 metres may require four-wheel drive. In the future, laying gravel on this section would provide excellent year-round access.
The other two access routes are forest roads that are well suited for SUVs and light off-road vehicles.
Surroundings
The nearest neighbouring building is a well-maintained winery belonging to several hectares of surrounding vineyards. Although wine production is no longer carried out there, the vineyards continue to be professionally cultivated and the grapes are sold rather than processed on site.
The vineyard included with this property (4,532 m²) is currently maintained by the neighbouring vineyard owner. Future management can be arranged according to the wishes of the new owner.
From the upper parts of the estate, breathtaking panoramic views open across the surrounding vineyards and the beautiful rolling hills of the Zala region.
Why Am I Selling?
Unfortunately, the investment required to establish the planned campsite exceeds my financial possibilities. Rather than bringing in outside investors, I have decided to pass this exceptional property on to someone who can realise either the original vision or an entirely different dream in this remarkable setting.

The entire estate is registered under a single land registry number.
Because the woodland is classified as commercial forest under Hungarian forestry regulations, the purchase process includes the standard public notification procedure required for agricultural and forestry land transactions. This process typically takes 2–3 months. However, no buyer with pre-emption rights is expected to exercise those rights.
The property has clear legal status, is under sole ownership (1/1 ownership), and is offered directly by the owner at the advertised asking price.
