Location
Located close to the Main Boulevard (to Margit körút), just a few steps from 4-6 Tram line which is the main artery line of Budapest and operates on the Main Boulevard 0/24. Being just one corner away from Kimpton Bem hotel and the Ministry of Foreign Affairs of Hungary, the neighbourhood is very safe. 10 minutes walk from the Swedish Embassy and the Embassy of the Netherlands.
Perfect for kids: 10 minutes walk from from Margaret Island, where you can walk, run (has a recortan running band), do picnic or entertain your kids all year long. Same with Millenáris Park at the other direction. Amazing playgrounds in 4 directions (Süsü, Mechwart Liget, Zöld Péter, and Rumini Playground). Mammut shopping centre and Millenáris Park is ca. 15 mins walk or a 5-minute bike ride away or one stop by tram.
Grocery shopping is reachable within 2-minutes time: CBA; 0/24 Manna ABC or 0/24 Spar by the OMW gas station. Lidl or a bigger Spar is also very close just a couple minutes walk or bike ride away. Rossmann drogerie, restaurants, pharmacy, Chinese ‘everything shops’, butcher, bakeries, cafés and bars just one corner away. Even an art cinema is located just 2 minutes away.

The Apartment
The apartment has recently been renovated to a high standard. Oak hardwood floors (Edelholz), underfloor heating was installed, which is operated by a water storage cylinder boiler (you don't have to wait long for hot water). All windows and doors are high-quality, triple-layered wooden windows and doors. The walls are painted with high-quality, environmentally friendly Benjamin Moore paint.

One of the two full-size bathrooms has a bathtub (Villeroy&Boch bathtub and toilet), a window, and the other has a large built-in shower. A washing machine and a dryer, a dishwasher, and a large, 5-burner induction hob are provided for your comfort.

Three rooms with separate entrances: one half of the main bedroom has a walk-in closet, in addition there is a larger room currently furnished with children's room furniture, and a smaller half room currently functioning as a study.
The current furniture serves rather a family, but can be flexibly adapted, for example, for three university students or working people. We can flexibly adjust furniture to our tenants’ needs.

There is a security camera in front of the entrance, which sends a signal to the phone if movement is detected. In addition, a built-in, small safe ensures the safety of small valuables.

The residential community is very small, currently only 3 apartments are inhabited, two on the 4th floor and one on the ground floor (an elderly gentleman and two young couples), so it is very quiet and peaceful. The courtyard is practically only used by our apartment, which gives a quasi garden connection (plus the garage and it’s small yard).

Parking
You can park in the yard with a car no wider than 1.8 meters in front of the garage without obstructing other neighbors, the fee for this is included in the rent. In addition, you can check in to the apartment and request a discounted annual street parking permit (ca. 20.000 HUF/year).

Courtyard
The apartment is on the first floor, in front of the entrance there is a small, closed terrace for morning coffee. The terrace storage is perfect for storing children's raincoats, or vegetables or shoes, etc.
A few steps lead from the small terrace to the enclosed courtyard, separated by a door. Wild grape leaves grow on the wall of the house, providing a pleasant oasis feeling from spring to autumn.
Garage
A large, 75 m2 building in the yard of the house can be rented for the apartment, which functions as a garage and storage. There is also space for a small terrace here, which is excellent for friendly gatherings, barbecues, or a little retreat. A grill and a table with benches are available to the tenant upon request. The building can be rented for an agreed fee with the apartment.

The condominium
Currently, it is waiting for aesthetic renovation, but its internal wiring (water, electricity, gas) was recently replaced, and is in good technical condition. This year, a very needed aesthetic renovation of the house is on the agenda, and the administrative steps necessary to replace the facade and roof, as well as the entrance gate, are currently in progress.

About us
We are a young couple who have put our hearts and souls into renovating the apartment :) We would like to find a tenant with whom we can work together flexibly and who will love and appreciate this apartment as much as we do. Chemistry with prospective tenants is extremely important to us, so we are open to slightly adjusting the rent to achieve this. We have another apartment to let, where reference about us can be requested.
