Description
Palace in Art Déco style for sale on Simonyi Street villa row.
The building was designed in 1929 by architect István Sajó, whose works still stand today near Florida and in New York: office buildings, bank headquarters, and a mid-rise apartment building in Brooklyn and Bronx Park (United Workers’ Cooperative Colony, “The Coops”, 1927-1929).
In Debrecen, he was regarded as the sole representative of Art Deco.
The villa offered for sale was built for Jenő Fényes, a lawyer. The statues of their three daughters still stand on the edges of the pool in front of the building.
The three-story building consists of a basement, ground floor, and upper floor, currently functioning as a condominium with two garages, and is for sale exclusively as a whole!
The ground floor and the upper floor have separate staircases, making it suitable for well-separated activities, such as an office building or healthcare institution. The basement has full-height ceilings and natural light, accessible by its own staircase.
The ground floor of the building is currently in excellent condition and functions as an independent apartment. The upper floor requires renovation but has a good layout.
The 1273 m2 landscaped plot is located at the gateway to Nagyerdő. Simonyi Street used to be a communal promenade extending to Füredi Gate, where ornamental gardens were created, planted with linden and pine trees, and the city’s wealthy citizens built their homes here.
This villa row still retains its bourgeois elegance, which is an integral part of the cityscape. Accordingly, the protection of these buildings is continuously expanding. This building is expected to receive the “Protected Building” status defined by the General Assembly this fall. As a result, through the “Our Built Heritage” grant, up to 200 million HUF per building can be spent on renovation. The support can cover 50 percent of the investment costs. The funds can be used, for example, for window and door replacement, facade, and roof renovation.
I am flexible regarding viewings.
