House privately on a quiet street in Sóstóhegy, on a 993 m²plot.
We have a total of 251 m² of usable space across three levels — plenty of room for a large family or even multi-generational living.
What really sets it apart:
On the roof, there is a 13.35 kWp solar system with a premium Huawei SUN2000 inverter operating under Hungary's net metering ("szaldós") contract until 2031. What you generate in summer and don't use, you draw back from the grid in winter.
The house features 5 inverter air conditioners (3.5 kW each, with heat pump mode). They heat in winter and cool in summer — and the solar system covers the cost, bringing it to zero. Additionally, there is a condensing gas boiler and a mixed-fuel boiler (wood, coal, briquette). Three independent heating systems: you'll never be caught off guard, and your electricity and heating bills are
practically nonexistent.
Work from home (The commercial space):
In the basement, there is a 32 m² street-facing room with a separate entrance. It used to be a pub, and later we used it as a workshop — but it could easily be set up as a beauty salon, office, e-commerce warehouse, or home office. If you run a business, this saves you commercial rent.
The layout:
- Ground floor (105 m²): Spacious living room, kitchen-dining, 1 bedroom,
bathroom, pantry, 10 m² terrace.
- Upper floor (60 m²): 2 bedrooms, large lounge/sitting area, bathroom with
bathtub, loggia.
- Basement (86 m²): Commercial space (32 m²), garage, boiler room, storage
rooms.
Honest condition notes:
The house is solidly built from brick, continuously maintained, and move-in ready. The hardwood parquet is beautiful, the plastic-framed windows are in good condition, and the walls are clean and white. Structurally, it is flawless.
However, it wasn't built yesterday. The interior — especially the kitchen, arched doorways, and tiles — reflects the style of the early 2000s. If you prefer a modern minimalist look, you will likely want to update the kitchen and bathrooms eventually. The structure gives you a solid base for this; renovation is purely a matter of taste.
The garden:
Paved driveway at the front with a long, covered wooden carport for multiple cars. In the middle: a pergola with a beautiful magnolia tree and a children's slide. At the back, fenced off: fruit trees and a vegetable patch. Not so big that it eats up your weekends, but full of life.
The neighborhood:
One of the best corners of Sóstóhegy. The Sóstó forest and thermal baths are a 15-minute walk. The Zoo is also nearby. Coop grocery, greengrocer, primary school, kindergarten, gym, and bus #14 are all within walking distance. The biggest bonus: Sóstóhegy train station is just a few streets away, meaning you
can be in the downtown core in minutes, completely avoiding traffic.
