Description
At the end of Széher Street in Budapest II. District, a steep, forested plot of 659 sqm, subject to the Land Act, is for sale directly behind the houses. Public utilities are a few hundred meters away. The zoning classification of the plot is EK-TV1. A residential building cannot be built on the plot, it is primarily recommended as an investment. The following regulations provide information on other structures that can be built in the zone:
"The zones marked Ek-Tv/1, Ek-Tv/2, Ek-Tv/3, Ek-Tv/4 are typically forest areas under nature conservation protection, in the areas of the zones - unless the detailed zoning regulations provide otherwise -
a) the purposes and structures that can be built anywhere are the following:
aa) structures for relaxation, physical training (forest gymnastics track, winter sports track) that do not qualify as buildings,
ab) structures for the dissemination of knowledge - that do not qualify as buildings,
ac) public toilets;
b) the structures and buildings that can be built exclusively in the designated demarcated areas of the zones are the following:
ba) structures and buildings serving tourism (shelter, catering structure),
bb) structures and buildings necessary for the maintenance of the area,
bc) guardhouses necessary for security reasons (forester's lodge and their ancillary buildings),
bd) national defense and communication structures;
c) * the ancillary buildings referred to in Section 42 (1) and the garden structures referred to in Section 42 (4) may not be located
ca) fountains, artificial garden ponds, garden water pools - which are not intended for bathing -,
cb) garden swimming pools, garden showers,
cc) garden pavilions.
(9) In the Ek-Tv/1 zone, the primary consideration is the preservation of protected natural values, taking this into account
a) no new building may be constructed;
b) the winter sports track referred to in Section (8) may only be constructed in the location designated in the Regulatory Plan;
c) a building that already existed before the entry into force of this Regulation may be renovated, transformed and built within the area designated in the Regulatory Plan as “the location of the construction is in a zone not intended for construction” may be expanded by a maximum of 15% of its gross floor area, its purpose may only be changed within the scope of the purposes listed in paragraph (8);
d) garden structures pursuant to paragraph (4) of Section 42 and not prohibited in point (8) c) may only be placed in connection with a building that already existed before the entry into force of this Regulation, except for the following *
da) * the garden open staircase (terrain staircase), slope, retaining wall, retaining wall system,
db) * the garden built fireplace.”
