Description
An interesting opportunity for first time home buyers and investors!
I am offering my apartment for sale in Vörösmarty Street, Budapest, District XX. The property has a total area of 36 m², consisting of 34 m² of living space and a 2 m² terrace. The asking price is HUF 38,000,000. The apartment is currently in daily use and, subject to agreement, can be vacated and handed over within a relatively short period. It can be a good option both as a home and as an investment. Based on the property’s parameters, it may also be suitable for financing under the Otthon Start programme, subject to the buyer’s eligibility and the bank’s credit assessment.
The apartment is located in a condominium building with 10 apartments. It is accessed from the building’s pleasant, enclosed inner courtyard, and there is a 2 m² terrace for private use directly in front of the entrance. The courtyard is well maintained, and the street facing facade of the building has recently been completely renovated. I have always appreciated the fact that the apartment does not open directly onto the street, but instead can be accessed from a quieter inner courtyard. The community of residents is friendly, helpful and easy going, which I think makes a real difference in everyday life.
The layout is simple and practical. There is a separate kitchen, one living room, and a bathroom with a shower and toilet. I think it is a comfortable size for one person or a couple, while its size and low running costs can also make it suitable as an investment. The apartment has not been recently renovated, but it is fully habitable in its current condition and is in continuous use. The interior walls would benefit from some cosmetic renovation, which gives the new owner the opportunity to finish them according to their own taste.
The apartment also comes with an approximately 2 m² private cellar, which provides useful additional storage space. There is also bicycle storage available in the shared courtyard, so bicycles do not need to be kept inside the apartment or on the terrace.
Heating is provided by a gas convector, and there is also an air conditioning unit that can be used for both cooling and heating. The windows are modern plastic framed units, and the entrance door is in good condition. Running costs are favourable, with utilities and the common charges currently amounting to approximately HUF 30,000 per month, depending on consumption. This includes water, electricity, gas and the common charges of the condominium.
Several bus and tram lines are available nearby, providing good public transport connections to other parts of Budapest. Some of the furniture can also remain in the apartment by separate agreement.
Viewings are available by prior arrangement. I prefer initial enquiries by message, after which we can arrange a viewing time by phone. I am currently not looking to work with real estate agents.
