Description

For sale: a fully renovated ground-floor apartment on the hillside side of Békásmegyer, located on Gulácsy Lajos Street. There is no through traffic in front of the building, and 2 of the bedrooms overlook a park, guaranteeing birdsong from spring to autumn.

The property has excellent features, which is why we purchased it ourselves 5 years ago. Several shops, a pharmacy, and a doctor’s office are just a few minutes’ walk away, and at the end of the building you’ll also find a kindergarten and a school. Although there is no elevator, you only need to climb six steps from the street to reach the apartment’s level. There is also a ramp for pushing up strollers or bicycles. In front of the apartment, there is a closed corridor that we use, where a stroller or bicycle can be stored.

Upon entering the apartment, you are greeted by a spacious hall, from which the kitchen (almost open-plan) and the living room open. The three bedrooms, bathroom, toilet, and storage room can be accessed via a corridor. The entrance is protected by a security door, and opening sensors and motion detectors throughout the apartment immediately alert the security service if any unexpected movement is detected.

In 2020, we carried out a full renovation, during which the entire electrical system and plumbing related to the bathroom and toilet were replaced. All rooms were plastered and painted. Every window was replaced with modern frames equipped with mosquito nets and shutters, two of which are electrically operated. All the flooring in the wet rooms was replaced, making the entire property practically like new. The building itself is not insulated from the outside, so we installed air conditioning in every room; each room and the kitchen can now be cooled and heated independently. The apartment is also equipped with a gigabit Ethernet network. Available internet providers are One and Telekom; the former is currently connected via optical cable and works reliably.

During the renovation, we followed the principle that everything permanently built-in should be of high quality. This is why we chose Ravak sinks, bathtub, and faucets. The bathtub faucet is temperature-regulated, and a rainfall shower was also installed, further increasing the apartment’s comfort.

During the renovation, gas consumption was discontinued, but the connection is still in place. Currently, the apartment has an induction hob and an electric oven, but if someone prefers gas, this service can be reactivated.

Water, electricity, and heating are all metered, so you pay based on actual consumption. Despite the lack of insulation, the apartment retains heat relatively well; with minimal heating, it is comfortably warm even in winter. As a result, utility costs can be kept low.

Of the two balconies, one is built-in but not insulated, so we currently use it as a storage space. There is also a small storage room of about 1 m² inside the apartment, perfect for keeping mops, tools, suitcases, and other rarely used items. The other balcony is open, making it a great place to sit in good weather or for drying clothes. The living room features a custom-built wardrobe capable of holding most clothing items. In the entrance hall, there is also a large built-in wardrobe for coats, shoes, and other accessories. Thanks to the three bedrooms, the property is particularly suitable for families of 4–5 members.

Street parking is free, and several of us can store motorcycles in a covered area, making it ideal for two-wheeler owners as well. If you opt for public transport, the HÉV suburban train is just a 6-minute walk away and takes you to Batthyány Square in 21 minutes, where you can easily reach downtown Pest by metro or transfer to a tram at Margaret Bridge. At night, the 923 bus will take you home.

The sale price includes the following: bathroom cabinets, built-in wardrobes in the living room and entrance hall, kitchen furniture, stove, air conditioners, and entrance hall furniture.
The following can be purchased by separate agreement: lamps, washing machine, dishwasher, refrigerator, living room furniture, dining table, and chairs.

This way, after buying a bed, the apartment can be moved into with minimal effort.

The apartment is being sold due to the expansion of our family. Moving in is possible within 1–3 months after signing the contract and paying the purchase price.
