Description
Authentic early 20th-century village property in the Zala Valley – for sale by owner, available immediately
We are offering for sale a centrally located property with a special atmosphere in one of the quiet yet lively villages of the Zala Valley. It is a family inheritance that we wanted to preserve, but we no longer have sufficient resources for its renovation. It is now looking for a new owner to breathe life into it. The property can be purchased directly from the owner, with immediate possession.
Property Details
Plot size: 6,110 m² in total. The front ~1,000 m² comprises the buildings and the yard, while the rear ~5,000 m² is arable land.
Note: If desired, after subdivision, it is also possible to purchase only the ~1500 or 3,000 m² section facing the street.
Fully serviced with utilities: Electricity, gas, mains water, sewage connection + a dug well.
Buildability / Green area: 30% / 40%.
Buildings (from the first half of the 20th century)
Street-facing, three-section adobe house with a brick-built entrance hall (approx. 60 m² net).
Two-section barn built of adobe bricks on a rubble stone foundation (approx. 45 m² net).
Two-section brick-built barn (approx. 40 m² net).
Condition
The buildings require demolition or significant renovation, but they feature authentic, salvageable structures. The main beam of the ceiling in the street-facing room of the residential house is particularly valuable, as timber building materials of this quality are hard to come by today. In the event of demolition, a significant portion of the building materials can be recycled.
Plot and Surroundings
The plot is flat, ideal for backyard farming, animal husbandry, or crop cultivation. The irrigation of crops and the garden is supported by the existing dug well. An old walnut tree forms a natural border between the street-facing residential zone and the high-quality land at the back.
About the Settlement
Zalaszentlászló is an orderly, friendly, quiet, and safe village.
In addition to quality local products, the village offers cultural values, such as Imre Makovecz's famous community house, located a mere 150 meters from the property. The vineyards surrounding the village and the Zala Valley are excellent for cycling, hiking, and recreation. Nearby thermal baths, horseback riding, fishing, golfing, and hiking opportunities await those moving here.
Several larger cities (Zalaszentgrót, Zalaegerszeg, Keszthely) are located 20–30 minutes away, where all kinds of products and services are available.
Despite the quiet and peaceful environment, the settlement is very close to Lake Balaton and other nationally significant tourist destinations (e.g., Hévíz, Zalakaros, Kehidakustány, the western part of the Balaton Uplands, etc.).
Who is it ideal for?
- Entrepreneurs – rural tourism, farming, craft workshops.
- Vacationers – Lake Balaton and the region's attractions are easily accessible.
- Permanent residence – even with a partially self-sustaining farm.
The property can be viewed by prior arrangement, with flexible scheduling.
