Description

In the most beautiful part of Rákoskert, in a rural environment. On an asphalt street, Public transport three minutes walk.
The house was built in the 1970s, reinforced concrete, insulated foundation with 38 porotherm walls.
In 1996, the upper apartment was created with an attic, knee wall elevation, and a completely new roof structure. The ceiling is concrete, with cork filling and 2 cm step-resistant isolith insulation material, reinforced concrete base, therefore the sound insulation is excellent.
The roof has red strip tiles, the gutters are made of aluminum.
The heating is provided by a gas boiler through radiators.
The lower apartment has two larger rooms, one smaller one, a kitchen, bathroom, separate toilet, pantry, bright veranda, a room called a boiler room, where there is also a separate toilet.
Two years ago, all the windows in the lower apartment were replaced with modern, heat-insulated plastic windows, fifteen in total. Despite this, the lower apartment would need to have the electrical wiring replaced and the coverings renovated if needed. There is varnished parquet in the rooms, and cold coverings in the other rooms.
The heating is provided by a gas boiler, but there is also a combined fuel boiler, if necessary. We have not used the combined fuel boiler in the past fifteen years, but we kept it for safety reasons.
There is also a small 3x3 meter workshop in the garden, built with brick masonry, with a basement. The basement does not get wet, and there is also a small fuel storage room next to it, which also functions as a smoking room.
The plot is divided in a contract countersigned by a lawyer, proportional to the floor area of the apartments.
Hot water is provided by an electric boiler.
The apartment has favorable utilities, an average of 30-35 thousand forints per month, of course confirmed by monthly utility bills.
There is parking for two cars in the yard, also in front of the property.
One of the apartments has already been purchased by a nice, verifiable, young couple.
