Renovated Apartment for Sale in Zugló!

Our beloved home is for sale, located between Tisza István Tér and Bosnyák Tér on Thököly út. Whether you are looking for an investment property or a new family home, it’s worth reading this listing.

The condominium is situated on a double plot with two buildings. The apartment is in the first building. The rear of the property is completely open, offering a large shared garden for residents with a basketball hoop, benches, and a cherry tree. The garden is used peacefully by the owners, and we occasionally organize communal BBQs.

The apartment underwent a complete renovation four years ago, which was not just cosmetic. During the renovation, the entire electrical system was replaced, walls were stripped back to the bricks and rebuilt, waterproofing and painting were completed. The kitchen and bedroom feature electric underfloor heating by BVF Heating Solutions, with individual thermostats for each room. Based on our experience, it is also energy-efficient (we previously used the same system in another home for several years). The living room and study are heated by gas convectors. The chimney is lined, and the electricity meter was relocated outside the apartment during the renovation. The original parquet flooring was sanded and repaired during the renovation.

The apartment is accessed through the condominium. Upon entering, you step into a long room serving as both the entrance hall and kitchen. The extended kitchen counter is convenient for large family or social gatherings. The price includes the fully installed IKEA kitchen with appliances, including the electric oven, dishwasher, and refrigerator. The kitchen window overlooks the garden between the two buildings.

From the kitchen, there are four rooms: a separate WC, a spacious pantry, the bedroom, and the currently used study. The pantry could be converted into a smaller study or walk-in closet. Since it shares a wall with the WC and bathroom, adding a second small bathroom could also be feasible.

The bedroom is one of the brightest parts of the apartment. Its window faces Thököly Street, but the new windows ensure that traffic noise is not disturbing.

From the kitchen, another large room opens up, currently used as a study. This room also has a large full-size window facing a quieter pedestrian street. The renovated original parquet is present in this room and the living room. From here, you can access the bathroom with a bathtub and the living room. The bathroom window also faces the quieter street.

The spacious living room currently houses the dining area, making it ideal for family and social gatherings. The living room has three windows overlooking the front garden and Thököly Street, with traffic noise minimized thanks to the new windows.

Although the apartment is technically a basement-level unit, the photos clearly show a bright, grand-style apartment with large spaces and full-size windows. Even in late afternoon, natural light is often sufficient. The thick walls and "basement" nature ensure excellent insulation: warm in winter with low utility costs, and pleasantly cool in summer without air conditioning.

With a thoughtful layout, it can be suitable for roommates or a large family. Personally, we loved the current spacious arrangement, which is why we did not alter it.

The condominium community is particularly good, with friendly and helpful neighbors, which we consider one of the apartment’s greatest assets.

The building also has two lockable shared storage areas (for strollers, bikes, etc.), and the other building has a cellar. The apartment can be accessed via the Thököly Street entrance or through the garden between the two buildings. The large garden behind the two buildings is now a real rarity even in Zugló.

The condominium plans to sell the building’s attic, so further developments and renovations are expected in the coming years, which may also increase the property’s value.

The surrounding infrastructure is excellent. The Bosnyák and Tisza István bus stops are 3–5 minutes on foot, with the buses reaching Keleti Railway Station in about 10 minutes and the city center in a few more. Örs vezér tere is also easily accessible. Street parking behind the building is generally available, free for local residents with registration.

Nearby are Zenit Plaza and the Bosnyák Market, both 5–8 minutes’ walk. There is also a municipal office, a medical clinic, veterinarian, nurseries, kindergartens, schools, and multiple grocery stores like Tesco Express, Aldi, and Lidl.
