The flat is in great condition, with modern kitchen, alarm system, new windows, freshly painted, however, it's not a trendy minimalist style. Top (2.) floor, not looking at the street, so almost totally quiet, but public transport (Móricz, Villányi út 4-min walking distance, Allee mall 8 min) and access by car are equally outstanding. The Technical University of Budapest (BME) and Matthias Corvinus Collegium (MCC) are within walking distance, ELTE and the inner city are directly accessible via tram. The condo has few flats, tenants are quiet and calm. The building is a typical one from the 70's, with a light stairway.
HOA fee is HUF 55,000/mo, which includes heating, but doesn't include gas (cooking and hot water), electricity and water (HUF 3,800/person/mo).
In case of long term rental, tailored modernization can be a possibility. Looking for non-smoking tenant only, pets can be allowed for an extra cost.
