Our spacious, bright 99 m² apartment with a living room + 3 bedrooms, 2 bathrooms and 2 terraces is located on the 8th floor of the Elite Residential Park in District XI (Újbuda).

The apartment

The apartment features a large, welcoming open-plan living room with a modern kitchen, plus three separate rooms that can be used as bedrooms, children’s rooms, or even a home office.

There are two bathrooms, one with a bathtub and the other with a shower, so there is no need to queue in the mornings.

One of our favourite features is the two spacious terraces, measuring more than 33 m² in total.

The north-facing terrace offers a beautiful, unobstructed view all the way to Gellért Hill and the Citadella. We never get tired of this view. This terrace is more shaded, making it especially pleasant during the summer months.

The south-facing terrace is sunny and sheltered from the wind, overlooking the landscaped inner garden of the residential complex. Since the apartment is on the 8th floor, you also have complete privacy — no one can see into the apartment or onto the terrace.

The apartment is available unfurnished. However, a huge custom-made built-in wardrobe, made specifically for us by a professional carpenter, as well as the bathroom furniture, will remain in the apartment, making moving in even easier.

All windows are equipped with electronic shades and mosquito net.

The neighbourhood

Újbuda Center is approximately a 5-minute walk away, meaning that everything you might need is within easy walking distance: a bookshop, cafés, TESCO, pharmacy, gym, Fressnapf, bakery, as well as a climbing centre, squash courts, trampoline park and Pilates studio.

There are also plenty of schools, kindergartens and playgrounds nearby, as well as an ALDI — all within approximately 5–15 minutes on foot.

The residential complex

The residential park has its own gated playground, outdoor fitness area and outdoor BBQ area. A real community has developed around the private inner courtyard, which is closed to outsiders and accessible only to residents.

The complex also has an underground garage. A parking space can be purchased separately for HUF 9.9 million. There are also storage units still available for purchase.

Bicycle storage is also provided in the underground garage. We personally do not have a storage unit, as our enormous built-in wardrobe provides more than enough space for everything we need.

The Danube and surrounding area

One of the things we particularly love about the location is that the Danube riverside is just a 10-minute walk away — Öböl utca, on the other side of Kopaszi Dam.

The Árasztó-part, Budapest’s free public riverside beach where swimming in the Danube is possible, is also nearby, approximately 1 km away.
