Description
Hi everyone,
We’ve put our apartment up for sale because we’re moving out of the city.
We renovated the apartment ourselves using premium materials, such as German ship decking, granite kitchen cabinets, and an oak kitchen.
We are the owners of the property, and it is free of any liens.
What we replaced:
- Entire flooring: old subfloor removed, new joists, battens, OSB, and ship decking
- Concrete waterproofing, tile flooring, Marrakesh cement tiles in the kitchen
- Bathroom: from the Italia Sanitary Ware Store—Italian tiles, bathtub, and sink (Bocchi)
- Entire electrical system, with 2 x 32-amp meters
- Entire plumbing system, heating system: condensing boiler, panel radiators
- Boiler + chimney: Bosch Condens 2300 i W
- Air conditioning/heat pump: Daikin Inverter R32, model: RXF35C5V1B
We converted two apartments into one larger unit:
- From one of them: an open-concept living room-kitchen, with the boiler and toilet in a separate room
- From the other: a larger and a smaller bedroom, an 8 m² bathroom with toilet, and a hallway.
We designed the renovation so that it can be reverted back to two separate apartments; therefore, we kept them on two separate property parcels, though this will incur legal fees upon sale.
The plans drawn up by the interior designer are available.
The apartment is on the top floor of the building; I lined the attic above us with plastic sheeting and installed 5 cm of glass wool insulation.
In one half of the apartment, I installed glass wool insulation behind a drywall false wall on the wall that does not receive direct sunlight.
Renovations were carried out by:
- Electricity: my father-in-law, a foreman at the Paks Nuclear Power Plant
- Water and heating: István Nagy, Viktor Tari, and Attila Bálint, water and gas heating technicians
- Boiler replacement + chimney: Viktor Tari and Győző Krizsán, chimney sweeps
- Concrete: Ferenc Jakab, mason
- Flooring: me and Csaba Rinéczer, parquet installers
- Tile work: Ferenc Kurilla, tiler
- Air conditioning: Viktor Tari, air conditioning technician
- Electric meters: 2x 32 amps: Videorisztó Kft.
- Kitchen: carpentry work: József Miklós, Tevel: oak doors, granite countertops
- Front door, security door: József Miklós
- Insulated glass: Glass and Picture Framing, Ltd.
- Demolition, wall repair, drywall, painting, plastering, window insulation: me.
- Double-hung windows, insulating strip + one layer of thermal glass.

A 10-meter-long suspended hallway runs the length of the apartment; this is the only way to access this apartment, which gives it a private feel. I keep my plants here: oleander, rosemary, tomatoes, and geraniums.
One wall is shared with the neighbor (5x3 meters), but there is soundproofing on both sides of the wall. A quiet couple lives below us, and currently a single woman lives there as well.
A major advantage of the apartment is that it’s very bright, overlooks a garden, is shielded from city noise, and has a natural atmosphere—thanks to the gardens of the other apartment buildings: trees (e.g., a huge, shady linden tree), birds, and silence.
The residents’ association is quiet (this is also true of the surrounding apartment buildings);
for example, we let each other know if someone is drilling so as not to disturb the neighbors.
The condominium’s financial situation is in order; there are funds in the account, and the residents’ association has no outstanding debts.
The condominium owns an apartment that is currently awaiting renovation and then rental; the rental income from this property is deposited into the condominium’s account.
The apartment is located in the heart of the city:
- Móricz Zsigmond Boulevard, Alle Shopping Center, and Feneketlen Lake are a 5-minute walk away
- Budaörs shopping centers, the M1/M7 and M0 highways, and Main Roads 6 and 7 are a 10-minute drive away
- Public transportation:
- Metro Line 4: 5 minutes
- Trams: 4/6, 17, 47, 48, 49, 19, 61, 56
- Buses: 7, 53, 58, 114, 150-B, 153, 154, 212-A-B, 213, 214, 240, 907, 908-A, 922-B, 940, 958
- Kelenföld train station is 10 minutes away, Déli Railway Station is 15 minutes away, and Széll Kálmán Square is 20 minutes away
There are 4–5 renovated playgrounds near the apartment, and Feneketlen Lake Park is a 5-minute walk away.
The district is well-maintained; the streets are cleaned, and the flowers, parks, and playgrounds are tended to.
We really loved living here—everything is close by and easily accessible. For example, I used to work in the 13th District, and the Greenhouse office building was only 25–30 minutes away, whether by public transit or bike.
