Description
The industrial property is located within the administrative area of Budapest, in its central industrial zone, in the Téglagyárdűlő district of Kőbánya (District X.), on Porcelán Street running parallel to Jászberényi main Road, among brownfield industrial facilities and rehabilitated former clay pit areas.
The site is a single, independent property registered under one cadastral number and is owned exclusively (100%) by the current owner. The ownership status is fully settled. According to the title deed, the property is classified as an “industrial plant” (“kivett üzem”), which corresponds to its actual use.
The property is developed, with an approximate site coverage ratio of 35% (gross built-up area of approximately 25,900 m²). The maximum permitted site coverage is 45%, while the minimum required green area ratio is 25%. The existing buildings have heights ranging from 3 meters to 18 meters.
The buildings are located in the northern section of the site. A total of 16 buildings grouped into 10 units (blocks) are situated on the property; all except one are shown on the official cadastral map. The building stock is diverse: office and workshop buildings from the first half of the 20th century are located in the northern strip, while technological and production buildings, mainly industrial halls, occupy the central and rear sections. These were primarily constructed during the 1950s, 1960s, and 1970s. Two production halls were completed in 2007-2008, the assembly hall extension was commissioned in 2017, and the newest production hall was completed in 2026. This latest facility has not yet been put into operation.
The site is in continuous use and is utilized exclusively by the owner, for its own manufacturing and warehousing activities. No buildings or areas are leased to third parties. The owner currently manufactures refractory and thermal insulation materials, pressed bricks, cast shapes, bagged refractory concretes, and plastically formed products at the site. The property is well suited for refractory and bulding construction material-related industrial use and can support manufacturing and logistics activities without significant modifications.
The facility currently operates with a natural gas supply of approximately 150 - 200 000 m³ per month, and its annual electricity consumption is approximately 2,900 MWh. The utility infrastructure is sized accordingly. The site is not equipped with renewable energy generation facilities. A railway siding is available on the property; however, it has not been in operation for many years and would need to be reactivated in coordination with the Hungarian State Railways (MÁV).
Detailed Description
The property is situated in the central-eastern part of Budapest, within District X. (Kőbánya). Kőbánya is bordered by Kerepesi Road to the north and by Üllői Road and the Ferihegy Expressway to the south. To the west, the district directly connects to the Hungária Ring Road, ensuring strong links to the city center. From a transportation perspective, connectivity between the district’s peripheral and central areas is considered good. The main traffic corridors are Jászberényi Road, Maglódi Road, Gyömrői Road, and Harmat Street. The terminal stations of Metro Lines M1 and M2 are important transport hubs in the area.
The facility is located in the central part of Kőbánya within the continuous industrial zone bordered by Jászberényi Road, Maglódi Road, and Kozma Street. It lies on the southern side of Jászberényi Road, close to the intersection with Kozma Street. The immediate surroundings comprise a mixed-use brownfield industrial area with logistics functions.
The property can be accessed by road from Jászberényi Road via Porcelán Street or Tárna Street. Jászberényi Road is a major urban arterial road and forms part of National Main Road No. 31. Depending on traffic conditions, Budapest city center can be reached within approximately 20-30 minutes, while Liszt Ferenc International Airport is approximately 20-25 minutes away. The property is accessible to vehicles up to 24 tonnes engaged in destination traffic. Historically, daily truck traffic serving the facility reached 30-40 vehicles. Access for both freight vehicles and pedestrians is provided through Porcelán Street.
Prior to 1991, the site housed the fireclay production plant of Magnezitipari Művek. The property is bordered by a storage facility to the north (towards Jászberényi Road), the former porcelain factory complex to the west, an undeveloped former raw material quarry filled with municipal waste to the east, and industrial facilities to the south. Public road access is available only through the northwestern corner via the Porcelán Street entrance.
The property is divided by a fence into two sections. The developed and fully fenced northern section covers approximately 51,000 m², while the unfenced southern section, adjacent to cadastral parcel No. 41007/26, covers approximately 23,200 m² and consists of a reclaimed clay quarry area.
Historically, this section formed part of an approximately 80-hectare clay quarry from which around 10 million m³ of clay were extracted during the 20th century. From the 1970s onward, the area operated as a municipal waste landfill. It was environmentally remediated in the early 1990s and covered with topsoil. Due to its historical use, contamination affects the local groundwater, and a permanent environmental contamination notice has been registered on the property title. Since groundwater remediation cannot be practically limited to an individual property, the Environmental Authority has only required the operation of a monitoring well, whose water quality must be tested annually.
