Description
Available directly from the owner, this charming 40 m² fully furnished and equipped apartment is available for rent in the heart of Budapest, at the corner of Baross Street and József Boulevard. It is located on the 4th floor of a beautiful turn-of-the-century residential building with an elevator and a traditional inner courtyard corridor.
The apartment is accessed from the inner corridor, while the main room overlooks Harminckettesek Square and Baross Street. The building has a fully functioning intercom system.
The apartment underwent a complete technical and aesthetic renovation at the end of 2014. The entire electrical system was replaced, a modern gas combi boiler with thermostat control was installed, and both the kitchen and bathroom were completely renovated. New flooring was laid throughout the apartment, and a new multi-point security entrance door was fitted. The original wooden windows and door frames were also carefully restored. Since the renovation, the apartment has been regularly cleaned and meticulously maintained, and it remains in excellent condition, ready to welcome its new tenant.
The layout consists of an entrance hall with a dining area, from which you can access the comfortable-sized kitchen, the bathroom, and the spacious main room of approximately 20 m². The room has been cleverly arranged with furniture to create separate living and sleeping areas. The ceiling height in the main room is approximately 3.6 metres, while the other rooms are slightly lower due to the suspended ceiling concealing the building services.
The apartment features:
Air conditioning
Roller shutters on the street-facing windows
The kitchen is fully equipped with:
Refrigerator
Induction hob
Convection oven
Dishwasher
Microwave oven
Extractor hood
Electric kettle
Toaster
Kitchenware (pots, pans, plates, glasses, cutlery, etc.) can also be provided upon request.
The bathroom includes:
Corner bathtub (also suitable for showering)
Built-in concealed-cistern toilet
Storage cabinets and shelves
Siemens energy-efficient front-loading washing machine
Extractor fan
Everything needed for comfortable everyday living is provided, including:
Large wardrobe
Double bed with under-bed storage (160 cm wide)
L-shaped pull-out sofa
Samsung Smart TV
Dining table
Several practical household items such as an iron, ironing board, clothes drying rack, etc.
In the front part of the apartment, most of the walls are white, with one long wall in the entrance area painted turquoise. In the main room, three walls are turquoise, while one long wall features bold turquoise-and-white stripes. Most of the furniture is in light tones, complemented by colourful accessories, creating a cheerful, cosy and youthful atmosphere.
I personally lived in this apartment for many years and truly loved living here. I have been living with my family elsewhere for several years now, but I continue to look after the apartment with great care and keep it in excellent condition.
The photographs in this advertisement accurately represent the apartment.
The apartment can be viewed by prior appointment.
About the neighbourhood
The apartment is located in the heart of Budapest, just a short walk from both the Palace Quarter (Palotanegyed) and Corvin Quarter. Grocery stores, a post office, drugstores, pharmacies, a hairdresser, the local market, a cinema, a shopping mall, numerous restaurants, cafés, various services and cultural venues are all within easy walking distance.
Excellent public transportation provides quick access to every part of the city. Within just a few minutes' walk you can reach the M2 metro at Blaha Lujza Square, the M3 metro at Corvin Quarter and Kálvin Square, and the M4 metro at Rákóczi Square. Tram line 4-6, bus line 9, and trolleybus lines 72 and 83 are all just a 1-2 minute walk away. The popular Mikszáth Square, well known for its restaurants and lively bars, is approximately a five-minute walk from the apartment.
Who is this apartment ideal for?
I am looking for a tidy, reliable and considerate long-term tenant who would care for this lovely home as if it were their own and truly feel at home here.
Due to its size and layout, the apartment is ideal for a single person or a couple. I love animals and have had pets myself; however, because of the apartment's size and the characteristics of the neighbourhood, I do not believe it is suitable for keeping pets. Therefore, I am looking for a tenant without pets.
The apartment is non-smoking. Smoking is permitted on the inner corridor.
To move in, the lease agreement must be signed, the first month's rent and a two-month security deposit must be paid, and a notarised declaration to vacate the property upon termination of the tenancy is required.
Thank you for your interest, but I do not wish to use the services of real estate agents or agencies.
