When entering the apartment, the entrance hall, dining area, kitchen and hallway form one connected space, creating a pleasantly spacious feeling from the moment you walk in.

The kitchen and entrance hall have a distinctive columned design with built-in spotlights. Apart from giving this part of the apartment some character (and a slight Twin Peaks vibe), it also makes it easy to divide the space into separate areas. If desired, the kitchen can even be separated with a curtain — this is how we used it ourselves.

The kitchen is spacious and currently has basic equipment. As we previously used the apartment mainly as a home office, we decided not to replace the kitchen furniture, leaving the new owner free to redesign it according to their own needs and taste.

The hallway has enough space to install a full-length wardrobe. The pantry opens from here as well — surprisingly spacious and capable of storing a lot of things — as are the bathroom and the separate toilet, which has a built-in extractor fan.

Earlier this summer, we installed a brand-new 160 cm Ravak corner bathtub in the bathroom. There is a washing machine connection here as well, and there is also one in the kitchen.

The living room and bedroom both have large windows, giving the rooms a spacious and bright feel. One of the windows looks onto large trees, while the living room also has built-in ceiling mood lighting, adding to the atmosphere. The two rooms are connected by a large double door, so they can either be used as separate rooms or opened up into one larger space.

A PLEASANT SPACE
- The apartment's windows face Szűz Street, and there is no everyday noise coming through from the neighbouring apartments.
- The apartment has a comfortable temperature throughout the year and stays pleasantly cool even during hot summer weather.

EXCELLENT TRANSPORT LINKS, EVERYTHING CLOSE BY

The apartment's central location makes it very convenient for public transport.

- The 4 and 6 trams, M3 and M4 metro lines, as well as bus 9 and trolleybuses 72 and 83, are all easily accessible on foot.
- Corvin Quarter, including the shops at Corvin Plaza, Lidl and Rossmann, as well as Rákóczi Square and the Market Hall, are all within a comfortable walking distance.
- The neighbourhood is pleasant and easy to live in, and particularly good for dog walking. There are also several nice local spots nearby. Our personal favourites are Műterem Café, Kalamajka and Mátyás Bakery.

SUITABLE AS A HOME, HOME OFFICE OR INVESTMENT

The apartment's layout, spacious rooms and central location make it suitable for several purposes: as a home, a home office or an investment.

- Thanks to the high ceilings, the living room — and potentially the bedroom as well — could be further expanded with a mezzanine.
- Its proximity to the city centre and easy access to several universities (Óbuda University, Semmelweis University and ELTE) make it suitable for both short- and long-term rental.

PARKING SPACE AVAILABLE FOR RENT NEARBY

An affordable parking space is available for rent in the underground garage of the Óbuda University building just around the corner.

If desired, we would be happy to transfer the garage space we currently rent to the new owner.

UTILITIES AND HEATING

- The common cost is HUF 25,000/month (approx. €69/month), which also includes water usage.

- The apartment has gas-fired central heating with radiators.

- Heating and hot water are provided by a well-maintained Saunier Duval Semia boiler.
