SELF-SUSTAINING detached house in the embrace of Vértes’
hills and forest (349 200 EUR 169sqm)

Our beloved home is for sale. It hurts our hearts that we must leave here, but our fate takes
us in a different direction. Everything we were looking for in a property, we found here. We
overcame the difficulties associated with the renovation until the nearly self-sustaining,
retrofitted passive (characteristic) house reached its final form. We have a lot of work to do,
so we would love to have a new owner who appreciates the benefits of the property.

1. Design – The house, yard and workshop:
Upper floor: 15m2 terrace, 3 rooms, bathroom - toilet, hall
Half level: Mechanized American kitchen living room
Lower level: 2 larger rooms (rooms), plus sauna, toilet, bathroom, garage
Yard: fenced, landscaped, with garden kitchen, oven, wine cellar, children's playground, fruit
garden

2. Living space:
We have also placed a summer kitchen on the back, covered terrace, in which there is also a
stove and kitchen furniture, so it can be used in any part of the year, except for the very cold
winter months. The main entrance opens from the covered terrace, at least the one we use
for it. We reach the living room through this, which seems especially spacious due to its
ceiling height. In the living room with an American kitchen, there is also a fully equipped ash
wood kitchen furniture, which is part of the purchase price. We reach the bedrooms in a half-
level shift from here. There are 3 rooms + a spacious bathroom upstairs, which are
connected by the hall. There is a huge built-in wardrobe in the hall, in which everything can fit.
If this living space, which is roughly 169 square meters of net usable floor space, is not
enough, then the attic can be reached by creating a staircase through this vestibule, where an
additional living space of at least 60 square meters of usable floor space can be created.
3. Wellness & Fitness at home:
Through the separate entrance door on the basement level, we arrive at a smaller wellness
section, where you can find a sauna that has already started (you only need to finish the
panelling), a separate toilet and shower area, as well as our popular massage section. This is
a room with a separate entrance suitable for a business - it is currently used as a gym,
equipped with fitness machines, which can be negotiated. The lower-level forms one unit
with the house, but it can be separated, also has a separate main entrance!
On this level, there is a heated garage under the house, equipped with an electric garage
door, which opens onto the cobbled parking space in front of the street. Ensuring the solution
"to the house with dry feet" even in snow and rain!
4. Summer kitchen, hooded oven, wine cellar, pool, playground:
The summer kitchen on the approximately 35 square meter covered terrace built/designed
out of brick next to the garage, with a U-shaped seating area, a hooded oven, and a built-in
grill, kettle/bacon oven, fits well with the atmosphere of the wine cellar. Which is perfectly
suitable for hosting up to 20 guests - and here there is also a sink and drain designed for
tidying up. A dishwasher and refrigerator can also be installed under the tiled serving
counter. (we had).
A 5x5m flat concrete slab where a pool can be conveniently set up.
For our little children, a playground made of rustic acacia beams with a sandpit, swing, slide,
and rubber carpet around the slide has been created in the yard!
5. Environment:
The property is in the Vértes Mountains, on the side of the Somló Mountain, and has an
unparalleled view. The rays of the rising sun can also be admired from the 20 square meter
terrace above every morning. Chirping birds, peace, and the fresh smell of the forest
everywhere. At the end of September, deer rutting in approx. 40 meters from the forest
surrounding the it should be�� There are several fruit trees in the garden, and
part of the plot is also suitable for gardening if needed.
6. Energy characteristics – almost ZERO annual consumption (A+++):
When renovating the house, we wanted to make the property almost self-sustaining by doing
very meticulous and careful work - aiming for a quasi-aftermarket passive house - which we
almost succeeded!
Insulation: 20 cm graphite facade insulation combined with interlayer wool roof insulation
(30 cm) - 3-layer plastic doors and windows (with metal mosquito net). The solar panels
currently operate with 9 kw (26 panels), which resulted in our electric heating covering the
temporary heating period (see in remark), and only in January and February did we switch on
our condensing, also economically operating gas boiler, which provides underfloor heating
on 2 levels, and it supplies the radiators on the top level. The two boilers are on a common
water circuit.
Thus, overall, the total annual electricity consumption (including heating) did not exceed HUF
1,800. Not a typo: HUF 1,800...And then came the 2-month gas bill, with an annual system
usage fee of roughly HUF 50,000. So, the house's annual utilities barely exceed HUF 50, with a slight exaggeration, the house is self-sustaining in terms of energy.
If required, the solar system can be expanded to 13 kw, for which physical space is also
available on the roof for an additional 10 panels, and the Solar Edge inverter can also be
pulled up to this point.
The trouble-free operation of the electrical system is guaranteed by the completely new 3x25
Amp electrical reception point (electric station), built in accordance with the latest standards.
The entire solar system is located on the newly replaced roof covered with Bramac concrete
tiles.
The energy efficiency of the house is also served by the central ventilation system with heat
recovery and air filter, which ensures a continuous supply of fresh air 0-24 hours, even
without opening the windows - thus keeping pollens out and dramatically reducing the dust
generated in the house.
After opening the electric gate, going up the lot, a paved road leads to the double-parking
garage with full utilities (sewage, gas, water, 3 phases, internet), approximately 110 square
meters (up to the workshop), next to which the wine cellar is located. There are also
preparations for a 50 cubic meter water catchment under the paving stone, where rainwater
can be collected, but both sprinkling and water supply for the household can also be done
from a dug well.
This domestic waterworks system was placed in the wine cellar, so it supplies temperate
water that can be used both in winter and summer.
7. Technical characteristics of mechanization:
