This 6,995 m2 plot, classified as Mk2 zone, is located on the Vászolyi Old Hill in the Balatonfüred-Csopak wine-growing region. Its soil, similar to that of the Bordeaux region, is ideal for cultivating Cabernet and Merlot grapes.

Thanks to the site’s north-south orientation and the alternating breezes from the mainland and Lake Balaton, it ensures consistent quality and a stable microclimate for the harvest.

About two-thirds of the plot was planted between 1999 and 2004, producing excellent-quality grapes for approximately 30 years, with an average yield of 3 kg per vine each year.

The plot’s zoning classification is Mk-2, subject to the following regulations:

Section 37
(1) Garden agricultural areas, marked “Mk” on the zoning plan, are primarily intended for small-scale vineyard, fruit production, and intensive small-plot horticulture.
(2) In “Mk” zones, construction and land use on plots with nature and landscape protection status are only permitted under the conditions described in Section 6 and these detailed zoning rules.
(3) New buildings in “Mk” zones must blend into the landscape, preserve historic landscape structures and local architectural traditions, enhance the landscape character, and may cover up to 2% of the plot outside designated building areas, in harmony with existing development.

(5) Detailed regulations for garden agricultural zones include:
c) In the Mk2 zone:
- Minimum buildable plot size: 3,000 m2
- Maximum permitted coverage: 2% (up to 150 m2 gross floor area)
- Minimum plot width: 16 m
- Maximum building height: 4.0 m
- Building use: agricultural

(6) Newly created plots in garden agricultural areas must be at least 5,000 m2 with a minimum width of 16 m.
(7) Below-ground building coverage cannot exceed 3%.
(8) Solar collectors, panels, and renewable energy equipment may only be mounted on buildings in a way that does not disturb the landscape or environment.
(9) In zones Mk1, Mk1*, Mk2, and Mk7, new buildings or expansions must be on plots registered at least 80% as vineyard and actively cultivated as such.
(11) In zones Mk1, Mk2, and Mk7, only one agricultural building serving vine cultivation, processing, or wine storage is permitted.
