Location
This property can be found near to the Industrial area of Törökbálint, altogether 5-10 minutes away
from Budapest ring-road (M0) and the busiest highways (M1 and M7). It is easily accessible by road
but is still a silent place, surrounded by farms and natural wildlife, far from residential areas and
neighbours. It has been built to a rising ground, from the hillside there is a glorious view to the Buda
hills, the Topark and the lake of Törökbálint. When you want to do some shopping you can find
Auchan Törökbálint and several other shops are in walking distance. Shopping centers of Budaörs
such as Tesco, OBI, Decathlon, IKEA, Lutz XXL or the Premium Outlet Center are visible to the naked

About the property

ventillation system has been installed with heat-pumps and Loxone automatisation.

There is a large garage on the lowel level that is suitable for 5-6 cars. It is operated by motorized and
remote controlled Hörmann garage doors. Several storage rooms, boiler room, and a room for the
security sytem is also located ont he lower level. There are two meeting rooms as well as guest
toilets. For providing catering services we can find a small kitchen and a cold storage room here as
well. The kitchen is connected to the event wing on the upper floor by a food-lift. Catering service
can arrive by cars through a service road behind the villa without disturbing any events inside.

There is a 90 sqm wine cellar also behind the villa overlooking to the service road. This wine cellar is
suitable for special events up to 70 guests. There is a nice lobby area in front of the wine cellar with
old fashiones cellar doors and toilets for both women and men. A small 20 sqm apartment is built
here for a janitor/caretaker. There is a space for such small apartment at the main gate, too.
There is a large and imposing wellness center on the lower level with an internal pool (dimensions: 6
x 20 x 1,5 meter) heated by Daikin heat-pumps, a steam bath for up to 6 persons, shower cabins,
changing rooms, a wellness bar area. Outside of the wellness center, in a 500 sqm decorative garden
area we installed an external sauna house with two Finnish sauna rooms and an infrared sauna room
and a relaxing zone.
