Traditional Thatched-Roof Farmhouse in a Picturesque and Peaceful Part of Tényő – on a 1,453 m² Plot

Located in a quiet, charming and picturesque part of Tényő, surrounded by nature, this traditional thatched-roof farmhouse was built in the 1850s–1860s and stands on a 1,453 m² plot.
The building was constructed using traditional methods and materials: its walls are made of rammed adobe, it features a traditional timber-beamed ceiling structure, and the roof is covered with thatch. The substantial walls, exposed wooden beams, deep-set windows and elongated form of the building still preserve the distinctive character of the original farmhouse.
The property underwent significant renovation and maintenance work during the 2010s. According to the technical documentation prepared at the time, work was carried out on several parts of the building, including its structural elements, walls, ceiling structure, roof and protection against moisture.
The renovation, however, was not fully completed. Some rooms still require final flooring and finishes, the kitchen needs to be completed and fitted, and further modernisation and finishing works should be expected throughout the property. At the same time, this gives the new owner the opportunity to complete the interior according to their own taste and intended use.
Current Layout
The building has a gross floor area of 68.3 m². According to the available room schedule, it comprises 50.3 m² of residential floor area and a reduced/calculated area of 58.9 m².
The current layout includes an 11.5 m² kitchen, two rooms measuring 16.3 m² and 18 m², a 4.5 m² bathroom, as well as several pantry/storage rooms and other ancillary spaces.
The surviving traditional architectural details and exposed timber structures contribute greatly to the unique atmosphere and character of the house.
Utilities
Mains water and electricity are connected to the building. A gas connection point is located within the plot, although there is currently no gas meter installed.
The public sewer connection is also available within the plot, but the house is not currently connected to it; wastewater is presently discharged into an on-site soakaway system.

One of the property’s greatest assets is the atmosphere of its grounds. Approximately two-thirds of the plot is covered with trees and natural vegetation, offering excellent potential to create a private, leafy and secluded garden with appropriate landscaping.
