TECHNICAL SPECIFICATION
FOUNDATIONS

The building is founded on reinforced concrete strip foundations, designed and constructed in accordance with the structural engineering plans.

STRUCTURE AND MASONRY

The external load-bearing walls are constructed of 30 cm thick ceramic masonry blocks, finished with a 15 cm thick EPS external thermal insulation system and a thin-coat textured render.

The apartment separating walls are built from 30 cm thick, high-performance sound-insulating masonry, complying with the applicable acoustic regulations.

Reinforced concrete columns and structural bracing elements are installed at the locations specified in the structural engineering plans to ensure the stability of the building.

The internal partition walls within the apartments are constructed of 10 cm thick ceramic masonry blocks.

FLOOR STRUCTURE

The floor slabs are constructed as semi-monolithic reinforced concrete structures.

THERMAL INSULATION

The external walls are insulated with a 15 cm thick EPS thermal insulation system, finished with a thin-coat textured render in the colors specified in the architectural plans.

The flat roof and roof terrace are insulated with EPS thermal insulation, complemented by variable-thickness tapered insulation to provide the required roof slope.

The roof waterproofing is completed with a PVC roofing membrane.

DOORS AND WINDOWS

The interior apartment doors are solid decorative foil-finished doors, available from the developer's selected range.

Apartment entrance doors are thermally and acoustically insulated steel security doors in anthracite color, equipped with a five-point locking system and an additional security lock.

The external windows and balcony doors are manufactured from five-chamber PVC profiles with triple-glazed insulated glass units.

Doors serving the common areas are constructed from aluminum or steel, depending on their function, with fire-rated versions installed where required.

FLOOR AND WALL FINISHES

The apartments are finished with ceramic or porcelain floor tiles in wet areas and laminate flooring in living spaces, according to the room function.

Bathroom and WC wall tiling is installed up to a height of 2.10 meters. Floors in wet areas, together with the areas surrounding bathtubs and showers, receive a liquid-applied waterproofing system.

Ceramic floor tiles may be selected from the developer's standard collection up to a gross value of HUF 8,000/m², while laminate flooring may be selected up to a gross value of HUF 6,000/m².

Floor and wall finishes in the common areas, storage rooms, balconies and parking areas are standardized and cannot be modified.

SURFACE FINISHES

The interior walls of the apartments, storage rooms and common areas receive white dispersion paint. Colored wall finishes are not included in the standard specification.

ELECTRICAL INSTALLATION

Each apartment is provided with a 1×32 A electrical connection.

Electrical outlets and connection points are installed in each room in accordance with its intended function, including provisions for television, internet, telephone and mechanical equipment connections.

Each apartment is equipped with an intercom system and pre-installed wiring for Wi-Fi network infrastructure. Light fixtures are not included in the standard specification.

BUILDING SERVICES

The building is connected to the municipal district heating network, providing space heating and domestic hot water.

Heating is provided by an energy-efficient underfloor heating system with individual room temperature control.

Each apartment is equipped with one split-type air conditioning unit installed in the living room.

Internal bathrooms and toilets are mechanically ventilated. Ductwork preparation is provided for kitchen extractor hoods.

Each apartment is fitted with an individual service cabinet containing heat, cold water and hot water meters.

EXTERNAL AREAS

The site will be enclosed with a 1.5-meter-high galvanized 3D panel fence, while vehicle access will be controlled by a barrier gate.

The development includes site grading, lawn installation, and the planting of trees and ornamental shrubs. The final landscaping may differ from the visualizations.

No playground or green roof is included in the development.

GENERAL PROVISIONS

The developer reserves the right to substitute the specified building materials and structural components with equivalent or higher-quality alternatives during construction.

The final layout of the surface parking spaces may be modified during construction. The allocation of parking spaces will be finalized upon the execution of the final Sales and Purchase Agreement.
