For sale: panoramic plots with 30% building capacity in Szokolya! In the first phase currently offered for sale, 10 plots ranging from 5200-5600 m2 are available! The first 5 buyers will receive a 5% discount on the plot price!
The investment area is located east of the village of Szokolya, along the paved road connecting the village to the train station, south of it. Some parts are meadows or pastures, while others are wooded, bushy areas.
The plots offered for sale have been withdrawn from cultivation. The withdrawal fee has been paid by the Owner, and the buildable area per plot has been locked by the land registry office. Approximately 1000-1500 m2 has been withdrawn per plot.
The plots belong to the KTUR1 construction zone, where: -the maximum allowed building ratio is 30%, -the maximum allowed floor area ratio (m2/m2) is 0.6, -the minimum green area is 50%, -the maximum allowed building height is 6.5 m, -the minimum plot size for new plots is 5000 m2
WATER: The planning and installation of the water utility are in progress (plans under approval). Expected completion: spring 2026. Some of the utility development fee has already been paid.
ELECTRICITY: The provision of electricity to the area is ongoing. The contractor agreement with Elmű Hálózat Kft has been signed, and the contractor fee has been paid. Each plot will have a capacity of 1X32 Amps. Planning is complete, awaiting approval from the Owner. Expected completion: spring 2026.
SEWER: Sewage can be managed through a biological system or individual septic tanks at the Seller's cost - sized for a 4-person household consumption, expandable at the Buyer's cost.
GAS: Gas network has been planned and extended to the plot boundary based on an earlier plan.
WASTE: A designated area on the plot will allow for the disposal of waste in large communal containers, to be emptied by the service provider weekly. Setting up the appropriate area as required by MOHU is the responsibility and cost of the developer.
ACCESSIBILITY: Accessible via a privately owned private road. The road will be gravelled by the Owner.
STREET LIGHTING: Still under development. The Developer will provide adequate lighting along the private road for plot access at their expense, to be transferred to the Residents in the future.
INTERNET/TV: Coordination with service providers has not yet taken place, Buyer's responsibility. Current service provider in Szokolya: T-Mobile.
In Szokolya, there are currently 2 shops operating, a privately owned general store and a Coop supermarket, as well as a local post office and pharmacy. In recent years, the nursery, kindergarten, and primary school have been renovated. The health center provides medical care for adults and children. Newly opened breakfast place, hairdresser, beauty salon, manicure/pedicure are also available locally. From Thursday to Sunday, a Strudel House and a local pizzeria are in operation. There is a lively community life with children's and sports days, village day, carnival ball, harvest parade, Advent candle lighting, etc.
The proximity to the capital is significant, accessible directly from the railway and road network (2nd Main Road, 2/A, E77 future M2 Main Road, 12th Main Road).
Neighborhood relation to the Danube Bend: The site is located 6.5 km from the Danube riverbank in Kismaros.
In terms of tourism: there is a forest railway operating between Kismaros and Királyrét. Major towns in the Danube Bend, such as Verőce, Nagymaros, Szob, are within a few minutes' reach. The regular Danube ferry service in Nagymaros makes Visegrád easily accessible across the river. Vác, as a city of regional significance, is close by: Vác center is 17 km from Szokolya, a 15-minute drive by car, with a regular railway connection between the two towns. Naturally, the towns of Nógrád county along the 2nd Main Road (Rétság, Balassagyarmat, Salgótarján) provide further regional connections. Additionally, Slovakia is within reach via international routes.
