Financial conditions:
After clarifying all the needs related to the leased area, we know the financial
clarify/match conditions. Our offer below does not include any
changes compared to the current state of the building.:
The leased parts of the building detailed below are production, warehouse, office and social
rental and service fees apply to the leased areas
depending on its size, the level of design and the duration of the lease.
• Rent of the renovated production hall: EUR 5.2 / m2 / month + VAT;
which may vary depending on the tenant's needs.
• Rent for the office and social areas on the basic level: EUR 7.00 / m2 / month + VAT;
• The car parks or rent for other external areas around the building: EUR 0.99 / m2 / month + VAT;
• Operating fee + local building tax in our Industrial Park: EUR 0.36 + 0.34 / m2 / month + VAT.
• The amount of the deposit in our Industrial Park: 6 months' rent plus operating fee
* The basic rent does not include any design work or the hall of any kind
transformation. The fee may vary depending on the requested modifications and additional equipment.
The operating fee includes the following services (main items):
• 24-hour concierge service at the main entrance and 2 other entrances between 4:30 a.m. and 6:00 p.m.
• area supervision,
• public lighting,
• cleaning and maintenance of the road network and green areas, as well as snow removal,
• Placement of company name and logo on the two main information boards and next to the building.
Utility consumption is to be paid according to the corresponding authentic measurements.

resin-coated, highly wear-resistant, dust-free, washable industrial
floor covering, as well as thermally insulated, polycarbonate covered skylight windows.

(dressing rooms) three-storey, with a floor area of 650 m2 per floor, for the most part
renovated office/social building.
• The domestic hot water and hot water radiator heating of the office building is powered by natural gas
provided by boilers.
• The office areas are partially air-conditioned.
