Description
This is an inner-area plot, located at the edge of the village. The back of the property continues into a vineyard.
The residential house requires renovation. The original building dates back to 1803. About fifteen years ago, renovation work began: the knee wall was raised, but the reconstruction was never completed. Some minor structural corrections are needed, which—according to an engineer’s opinion—can be safely carried out. All utility connections are available on the plot, but currently there is no active water or electricity inside the house. A gas connection is located on the property.
The main house is extended by several outbuildings. There are two excellent wine cellars on the property—one beneath the main house, and another under an outbuilding.
At the end of the plot, a fantastic panoramic view opens over Lake Balaton and the Nivegy Valley—a rare feature for an inner-area plot. This inner-area panorama is due to the ideal location of Szentjakabfa, a small hillside settlement surrounded by vineyards and woodlands. (The panoramic bike route also passes through the village.)
On the panoramic part of the property, there once stood a stone barn, which was dismantled a few years ago—its foundation outlines remain, which is a significant advantage should someone wish to rebuild it, as it simplifies the permitting process.
The building potential of the plot is far from exhausted, offering comfortable opportunities for the construction of additional buildings.
This property is ideal for those who would like to realize their own vision on a pleasantly sized plot, using as a base an authentic, charming country house with good proportions. The land has exceptional features: it is spacious, partially shaded, panoramic, and from here you can enjoy the most moving sunsets.
It is a truly lovable place, though it still requires care and attention in its current state.
