Terms
Electricity: based on a separate meter.
Heating: heat pump, with gas backup in very cold weather; billed by flow meter (this is used to calculate the heat pump’s electricity consumption).
The house is well insulated, and heating costs are comparable to a property of similar size; my estimate: HUF 40–50k/month in cold winter weather.
Water consumption by agreement, waste collection fee by agreement.
Rent guide price: HUF 300,000 + utilities.
Deposit: 1 month.
Contract: depends on the tenant (notarised if children are involved).
Term: 6+ months.
Move-out: the property must be restored to its original condition.
No smoking inside the property.
Pets: only if house-trained. If you use the garden (see below), this applies to the garden too (= you’re expected to pick up after your pet and put it in the bin).

Options
Garden use (garden currently being redesigned) by agreement.
Use of the cellar/garage/storage, also by agreement.
The friendly (English and somewhat German speaking) landlord living on the ground floor is happy to help with logistics (shared shopping trips by car, rides into town, etc.).

Notes / drawbacks: despite the insulation, the upper floor gets very hot in summer because of the attic layout and the many windows. I can provide a portable air conditioner for this. In return, the upper floor gets ENDLESS light.
