This 65 m² apartment, completed in 2022, is located on the first floor of a modern apartment building and offers an excellent, well-designed layout.

The apartment is accessed through an entrance hall that opens into a bright, open-plan living, dining, and American-style kitchen area. From the living room, you can access the remaining rooms: a covered southwest-facing loggia overlooking the building's peaceful inner courtyard, two separate bedrooms, and a family bathroom equipped with a bathtub and WC.

The master bedroom features an en-suite bathroom with a shower and private WC—a rare feature in rental apartments. The loggia is accessible from both the living room and the master bedroom. All windows, as well as the loggia, overlook the building's inner courtyard, providing a quiet setting with pleasant afternoon sunshine.

Heating and domestic hot water are supplied by an individual gas condensing boiler. The apartment is equipped with underfloor heating throughout, while a heating/cooling air-conditioning unit in the living room ensures a comfortable indoor temperature year-round.

The apartment is offered unfurnished. Pets are welcome, but smoking is not permitted. The fitted kitchen is included; however, the apartment is not equipped with appliances, meaning there is no refrigerator, dishwasher, or washing machine.

The tenant may arrange an internet service contract in their own name. The owner will provide the necessary authorization, and we are happy to assist with the process.

The property is available exclusively for long-term rental, with a minimum lease term of one year. A two-month security deposit is required prior to move-in.

Within the gated courtyard, there are eight spacious garages with high ceilings (suitable for adding a mezzanine/storage loft), each featuring an electric door and its own electricity meter.
