Description
The 3rd apartment of the newly built, 4-unit row house located at Fő utca 1, Somogyvámos, is for sale.
The apartment was completed at the end of 2024 and has never been occupied, making it completely new. As the owner, I designed and furnished it for myself, but I never actually moved in because my housing situation changed direction.
The apartment is on 2 levels. The lower level features an entrance hall, a boiler room (which also serves as a guest toilet), a bathroom, and an open-plan living room with an American kitchen and dining area. The upper level has 3 rooms and a bathroom. Connected to the living room is a 24 m2 covered terrace that overlooks the 563 m2 back garden.
The entire area of the upper attic floor is fully usable because the roof slope only begins after a height of 197 cm. The ceiling height on the lower level is 2.8 m, and on the upper level, it is 3 m. There is plenty of airspace and living space everywhere.
The front garden has been designed as a driveway that can accommodate two passenger cars. This area (and the terrace) is covered with paving stones and bordered by an aluminum slat fence, with a small gate and a large gate. The large gate is 5 m wide and is automatic (remote-controlled).
The property is a mid-unit apartment, with neighboring apartments on the left and right sides. The front part faces Southeast (SE), while the back part faces Northwest (NW), so the interior spaces receive sunlight at all times of the day. The walls are brick walls: 30 cm NF Porotherm wall structure and 10 cm Dryvit thermal insulation. The windows are plastic with double-layer glazing. The roof is also thermally insulated and equipped with concrete tiles. The walls between the neighboring apartments are thick, sound-insulated walls. The entire house has high-quality insulation.
The lower level has underfloor heating, and the upper level has radiator heating. The hot water and heating are provided by an energy-efficient Saunier Duval condensing gas boiler. The hot water has a separate tank to ensure that hot water is immediately available when the tap is turned on. The boiler is equipped with a Vaillant remote control system, which allows the owner to control the heating and hot water remotely using their mobile phone (via an application).
The apartment has internet access, and a smart Wi-Fi system provides high-quality bandwidth on both floors. The lights are energy-efficient and long-lasting LED lamps. All windows are equipped with curtains and mosquito nets. The attic windows, in addition to mosquito nets, also have reflective shades that can be pulled down as needed. There are power outlets on every wall in the living room and the rooms, so powering electrical devices is hassle-free.
The rooms are furnished and equipped with household goods and design elements. The built-in kitchen furniture is fully equipped with appliances, including: an induction hob, an electric oven, a refrigerator, a freezer, and a dishwasher. Furthermore, it is stocked with pots, glasses, and cutlery. All furniture and appliances visible in the pictures and videos (TV, washing machine, vacuum cleaner, dryer, iron, ironing board, mop, desk and bedside lamps, trash cans), as well as design objects (rugs, wall pictures, wall clocks, vases, decorative pillows, artificial flowers) are included in the purchase price. The new owner does not need to bring anything but themselves, their loved ones, and their clothes. :-)
The row house is 450 meters from the entrance of Krishna Valley, and the other apartment owners are Krishna devotees. Thus, in addition to the tranquility and clean country air, a spiritual atmosphere is also guaranteed.
