Description
Poroszló – the most easily accessible village on the shore of Lake Tisza
Poroszló has been developing and beautifying rapidly in recent years. More and more people are discovering this beautiful, nature-surrounded place where peace, a lakeside lifestyle, and proximity to nature are still available at affordable prices. Real estate prices around Lake Tisza are incomparable to those near Lake Balaton – while the natural environment here is far more untouched, diverse, and protected.

We are parting with it with a heavy heart, as we have often imagined how beautiful the house could become once renovated. CURRENT CONDITION AND ADVANTAGES
The house is fully prepared for renovation.
All initial demolition work has been completed: every piece of asbestos sheet, debris, and rubble has been removed – a significant value for an older house.
The new owner can immediately start renovation or reconstruction, completely according to their own plans and taste.

Solid fuel heating can also be easily added with an external chimney, positioned on the back wall if desired.

The roof structure is solid, requiring only new battens and covering (currently ceramic tiles; we had planned metal roofing).
Stable, friendly neighbors have been living in the area for years.
The entire fence on the left boundary has been newly built (significant value).
Two well-functioning guesthouses operate on the same street; the neighborhood is peaceful, and both the Ecocentre and train station are within walking distance.
The garden includes fruit trees and a ring well that still contained water this summer (it can be deepened further if desired, as it is not very deep).
There is no demolition mess – everything is clean and ready for construction.
The structure of the building is fully visible, with no hidden defects or sloppy workmanship.
The house stands on solid, dry foundations – even after heavy rain the base remains completely dry, which can be verified at any time.
A structural engineer has inspected the property and confirmed that it is in good condition. With the structural lightening works completed, the building is expected to remain stable for the next century.
The property and plot are ideal for those seeking a quiet, green residential environment, or for anyone wishing to create a holiday home, guesthouse, or apartment complex close to Lake Tisza.
The building layout allows for three separate apartments or residential units, each with its own entrance. (Additionally, the former stable building can be converted as well, offering a potential fourth unit.)
Poroszló is very easy to reach: from Budapest, it takes only about 1.5 hours via the M3 motorway – drive to Füzesabony on the highway, then continue straight along the well-maintained Route 33 directly into the village.
