Description
A beautifully renovated family house in a quiet neighborhood in Pomáz, surrounded by a lovely, well-kept garden.
It is ideal for young people, families with small children, singles, and seniors. It has a pleasant atmosphere and is friendly both inside and out, as well as being inexpensive to maintain.
Description of the property:
Upon entering the house, you are greeted by a small entrance hall, with a spacious room to the right and a downstairs toilet to the left.
The room is 35 m2, which can be converted into a dining room and living room. From this central room, you can enter the kitchen, which we have furnished with Ikea furniture and a dishwasher in a tasteful and practical manner.
The living room opens onto the downstairs bathroom and the staircase leading to the upper floor.
The bathroom has an electric boiler and gas water heater, a new shower, and a washbasin cabinet. From here, a door opens to the pantry, which is located under the wooden staircase leading to the upper floor.
The living room is bright because the sun shines in from morning to evening (it is surrounded by 5 windows), but in summer the foliage of the trees protects it from the heat. There are windows in both the kitchen and the bathroom.
The ground floor has been newly tiled. The bedroom and kitchen have high-quality strip parquet flooring, while the wet rooms have cold flooring. Several rooms can be created on the ground floor as required.
A metal-framed wooden staircase leads to the upper floor. The two rooms are located on the right (22m2) and left (17m2), with a hallway in between, from which the bathroom opens. Here we installed a new bathtub, toilet and bathroom cabinet. The skylight provides ventilation as well as natural light.
The two rooms have large windows overlooking the garden. The floors are covered with ship decking. We have built shelves next to the windows.
The house has low utility costs. The 38 cm Porotherm walls are covered with a 1.5-2 cm thick layer of Terralit thermal insulation and Terranova stone powder. Heating is provided by a gas boiler (Vailant) (high-quality radiators), and the house heats up quickly in winter. The 38 Porotherm bricks provide good thermal insulation due to their porous structure and considerable thickness.
There is a 63-meter-deep well drilled in 2024 with abundant water, new machinery, and a UV filter. It is suitable for everyday bathing, watering, and plant cultivation, and a large pool can also be filled quickly for swimming.
The garden is very large (1644 m2) and park-like. Part of it is lawn, which is easy to maintain with a lawnmower.
The driveway has a solid foundation and can accommodate up to two cars or a small truck.
A large terrace has been built at the entrance.
In one corner of the garden there is a 7 m2 wooden shed with shelves, where garden furniture and tools can be stored.
The property can be accessed from Vróczi Road, a wide, paved main road that is passable in both winter and summer. There is no through traffic in front of the house, which is located along the tourist road leading to Pilis.
It is located 3 kilometers from the Szentendre suburban railway.
Infrastructure of the settlement:
The local government provides free transportation for locals in the morning, mid-morning, and afternoon via minibus.
Pomáz (a settlement with town rights) has a nursery, kindergarten, school, cultural center, post office, grocery stores (Spar, Lidl, CBA), and a farm and paint store.
The building is located in residential zone LK3. It is currently classified as a farm building, but is in the process of being reclassified as a residential building. The building is supplied with water from a drilled well, which is of spring water quality and certified (we can provide water test results), but there is no public water supply.
