Technical details:
1. Earthworks and insulation
The building foundation is reinforced strip footing, with foundation dimensions specified in the foundation plan. Reinforced footing ties and a 15 cm reinforced slab will be built on top, including 5 cm of base concrete and a 20 cm layer of sand and gravel compacted to 90% relative density. Moisture protection consists of a single layer of modified bitumen membrane, properly sealed and overlapped. The base waterproofing extends at least 30 cm above the adjacent ground level.
2. Roof structure
The planned roof frame is a traditional rafter carpentry structure with bolted engineered joints according to technical specifications. New wooden structures will be treated against fungi and fire. Visible wood surfaces will be planed, sanded, and finished with natural stain. The roofing is brick-red, straight-cut ceramic tiles. Thermal insulation of living spaces is provided by 15+10 cm step-resistant polystyrene foam on the reinforced concrete slab. Rainwater drainage uses aluminum drip edges and round-section gutters.
3. Windows and doors
The planned windows and doors are plastic frames with triple-glazed thermal insulation glass. Installation gaps will be filled with insulation and sealed with waterproof membranes externally and airtight vapor barriers internally. Window drip edges are plastic; interior sills are wood, exterior sills are made of artificial stone or metal sheet. For windows with shutters, frame extensions will be installed to accommodate stone cladding.
4. Flooring and wall finishes
Interior walls are smooth lime plaster and painted white. Wet rooms are tiled up to 2.10 m height; the kitchen has three rows (60 cm) of tiles. Floors have insulated subfloors. Bedrooms have strip parquet flooring, other rooms have ceramic tiles. Garden paths and parking areas are paved with concrete pavers; the covered terrace and entrance have frost-proof ceramic tiles.
5. Thermal insulation
Exterior walls above the base have 14 cm EPS foam insulation; the base walls have 14 cm XPS or molded polystyrene insulation. Ground floor slabs include a minimum 8+2 cm step-resistant EPS foam layer with high load capacity on the bottom. The ceiling above the ground floor has 10+15 cm EPS foam insulation. Special attention is given to avoid thermal bridges by adding 5 cm extra insulation to concrete structures and embedding 5 cm insulation into window reveals.
