Description
I am offering my property for sale in the Patacs district of Pécs, a 733m2 panoramic enclosed garden with a ~30m2 two-story press house. The press house is the last house on Galagonya dűlő, on foot you have to go up to the house at Galagonya dűlő 1-43 and the second house is on the right at the well at the end of the dűlő. By car you have to go up to Lőtér dűlő and you can park in front of the forest road, from where the back gate of the house is a 50-meter walk.
The reclassification of the property from an enclosed garden is expected at the beginning of March, so it is no longer subject to the posting process (which takes about 3-5 months and consists of two steps involving the local notary and land commission). After the reclassification, the buyer can take possession of the plot immediately after concluding a purchase contract.
Considering its characteristics, the property sheet currently lists the vineyard and farm building as cultivation branch / withdrawn designation / quality class 6 with water abstraction, well use and road use easements, which will be listed as an area excluded from closed garden cultivation from the beginning of March.
I am advertising the plot as a 1/1 private owner, and it can be viewed upon request at a pre-arranged time. There is currently no possibility of creating a parking lot, but parking is provided as explained above.
I purchased the area in February 2023 and would like to sell it due to a change in our living circumstances.
An asphalt (less good quality, steep) road leads up to the top of the vineyard to the press house. You can go up by car up to the few meters long easement road leading to the house, you need to discuss parking with the neighbors, but I recommend parking in the Lőtér dűlő and taking the 50-meter walk.
The road up is steep, it is reachable on foot within 15 minutes from the last stop of bus 27.
Aldi, Tesco and other shopping options are also easily accessible within a 15-20 minute walk or by bus 27. The city center of Pécs is reachable by public transport in 25 minutes.
The press house and its area have been largely emptied and most of the rubbish and things found there have been bagged. The future owner only needs to consider renovating or possibly building a new house in its place.
The house has two floors that can currently be used, but there is also an attic part where a bedroom can be created.
Due to the characteristics of a press house, the insulation is waiting to be solved, this affects the lower level through the cellar.
On the lower level, when entering through the entrance, the living room can be created, to the left the future kitchen and bathroom can be created, while on the upper level there is a terrace and a bedroom with a built-in wardrobe.
The windows and doors are wooden framed, and insulated windows have been installed on the upper floor.
The roof is to be replaced by the new owner, which is approximately 3 million forints based on the 2024 offer.
The garden is maintained by a gardener upon request, whose contact details I can also provide. The back of the garden ends in a forest road, and from the back garden we can reach the forest through a gate, where we can walk or cycle on a forest path.
Regarding utilities, the entire electrical system of the press house has been modernized.
The construction of the water system has begun, and the future owner can use a domestic waterworks to supply the house with water from a cistern, or the house can be supplied with water from a neighboring well or IBC tank.
The construction of the sewage system is to be installed by the new owner, as long as the house was in use, a compost toilet solved this problem.
For heating, you can consider installing air conditioning or a wood-burning stove.
The island of tranquility with a panoramic view of the Croatian mountains can be a pleasant place for summer barbecues. For about 8-10 million Forints, a 4-season property can be developed from the house.
With a lot of work and perseverance, the small house in Patacs with a wonderful panorama can be transformed into a dream vacation home.
