Furnished yurt, pond, stream

Two garden plots of 2,838 and 2,981 square metres. The two do not border each other: a third plot lies between them, owned by someone else. That plot is not mine and is not for sale. I am selling my two plots only together. Land-registry use category: vineyard.

The yurt
60 square metres, fully equipped: oven, induction hob, dishwasher, washing machine, shower cabin, two water heaters, air conditioning. In winter it can also be heated with wood: the cast-iron stove standing in the middle of the yurt heats it through even in the hardest frost. If the buyer wants it, I will leave the Starlink dish here. The yurt is not registered as a building.

The small house
It has three rooms. The first has brick walls and has been renovated inside as well, the two at the back are adobe. Freshly concreted, and last year plastered with clay and limewashed. There is also a cellar dug into the ground on the plot. Close to the small house there is a clay bread oven in perfect working order.

The pond
Next to the yurt, around 30 cubic metres. Besides the goldfish that were put in, four frog species, smooth newts, grass snakes and a great many dragonflies have moved in on their own.

The garden
The front half of the site is fenced. A drip irrigation system has been laid here, and along the fence a wide variety of shrubs and trees have been planted over several hundred metres. The back part is a black locust grove, planted around 25 years ago. A stream runs along the end of the plot.

Utilities
Water, electricity, road access.

The furniture (solid wood, two years old) and the tools, among them a mitre saw and a cement mixer, are subject to separate agreement.
