A manor house located about 12 km from the outskirts of Budapest, accessible via a main road on asphalt, with a 15.5-hectare (155,271 m2) estate.
In Ócsa, Felsőbabád, we offer a 15.5-hectare self-sustaining estate surrounded by the Ócsa Landscape Protection Area.
The property consists of three parts:
1. The main building and its immediate surroundings, landscaped, fenced, and bordered by a fishing pond. Area: 1.5 hectares.
The self-sustaining fishing pond measures 70 x 30 meters.
The uniquely designed, luxury 1,250 sqm main building, architecturally planned by the owner (with a 2010 occupancy permit), has three levels.
The ground floor is largely surrounded by earth fill, providing thermal insulation and helping the building blend into the landscape.

From the corridor, you enter the wellness area with a jacuzzi, Finnish and infrared sauna, shower and toilet, heated deepening pool with counter-current and lighting. The property owns its own waterworks and sewage treatment technology. Heating is provided by geothermal energy via a heat pump. A recently completed solar park with 122 panels significantly reduces the estate’s maintenance costs. The building has piped gas and a gas boiler, as well as a mixed-fuel boiler. Cooling is achieved through an energy-efficient passive system using floor, wall, and ceiling cooling.
The farm complex includes a service apartment, numerous storage rooms, a 6-stall stable, and a machinery shed for storing equipment and tools.
The pond contains carp and crucian carp.
