Description

PANORAMIC HOME IN THE BALATON UPLANDS – THE MODERN REBIRTH OF AN 1890 HOUSE IN ÓBUDAVÁR

SOMETIMES OLD AND MODERN ARE NOT OPPOSITES.

In Óbudavár, at the gateway to the Nivegy Valley and just 8 kilometres from Lake Balaton, we offer for sale this exceptionally bright family home with beautiful panoramic views. Originally built in 1890, the property is currently in the final stage of a comprehensive renovation.

The location itself is exceptional: the property lies within the Balaton Uplands National Park, in a protected historic environment. It is surrounded by the natural beauty of the Nivegy Valley, with a spring, a historic washhouse and a recreation park nearby – while Lake Balaton can be reached within just a few minutes.

But this house is not special simply because it is old.

It is special because its past has been carefully preserved while transforming it into a genuinely modern home.

130 YEARS OF CHARACTER – MODERN COMFORT

The complete renovation of the original stone-and-brick house began in 2023, following the heritage-conscious approach of an archaeologist and artist couple.

The aim was not to make an old house merely “look modern”.

Everything of value in the original architecture was retained, while the new elements were carefully designed to respect and complement its historic character.

The bespoke wooden windows and interior doors are exact replicas of the originals, but now feature modern multi-layer thermal glazing. At the entrance, a traditional wooden shuttered door evokes the distinctive character of historic Balaton Uplands houses.

The thick walls, preserved stone surfaces and exposed wooden beams are now complemented by a Daikin heat-pump system, underfloor heating and air-conditioned rooms.

The result is neither a museum piece nor an imitation of rustic style.

It is clean, bright, natural and contemporary.

183 M² – SURPRISINGLY GENEROUS SPACES

The house offers 180 m² of usable interior living space, comprising 4 spacious rooms, a kitchen and dining area, and 3 bathrooms.

The size of the rooms deserves particular attention: each one exceeds 30 m².

On the ground floor, to the right of the entrance, is a large street-facing room with an exposed timber-beamed ceiling. It has its own private bathroom, where an entire stone wall creates one of the room’s most distinctive architectural features.

The kitchen and dining area are located in the central part of the house, together with the staircase leading to the upper floor.

To the left of the entrance, however, we arrive at perhaps the most beautiful part of the house:

An exceptionally large, sun-filled panoramic room with its own bathroom and direct access to the west-facing terrace.

AND THIS TERRACE IS NOT SIMPLY AN “ADDITION TO THE HOUSE”.

In front of the large terrace on the western side of the property, the Nivegy Valley seems to open up before you.

The afternoon sun fills the terrace with light, while in the evening the setting sun over the landscape takes centre stage.

Morning coffee, long dinners, a glass of wine at sunset – here, the panorama is not a distant detail framed by a window.

It becomes part of everyday life.

UPSTAIRS, LIGHT AND LANDSCAPE CONTINUE TO TAKE CENTRE STAGE

The attic level offers two further generously sized rooms.

One is characterised by exposed beams integrated into the space, preserving the authentic feel of the original house.

The other has an entirely different atmosphere: a large, clear glazed surface facing the panorama, together with a wide windowsill, almost frames the landscape like a living picture.

The third bathroom is accessed from the upstairs hallway, making it conveniently available from both upper rooms.

A separate storage and utility room is also accessible from the hallway.

THE ORIGINAL VAULTED CELLAR HAS ALSO BEEN PRESERVED

Beneath the house, the original atmospheric vaulted cellar has been retained. In addition, the basement level contains a further room of approximately 20 m².

Wine cellar, storage space, hobby room – the future owner can decide how this special area should be used.

PLUS A SEPARATE 25 M² STONE HOUSE IN THE COURTYARD

Alongside the main building, the 680 m² plot also includes a separate small stone house of approximately 25 m².

And this building offers considerable potential.

Its character would lend itself beautifully to a private sauna house and wellness retreat, while the loft could be transformed into an aroma cabin or a peaceful relaxation space.

This small stone building therefore has the potential to become much more than a simple outbuilding – it could become one of the most distinctive features of the entire property.

THE TECHNOLOGY IS ALREADY FIRMLY IN THE 21ST CENTURY

Modern comfort is provided by a Daikin heat-pump system. Underfloor heating has been installed throughout the designated areas, and all rooms have been equipped with air conditioning.

The village has its own water supply, and Óbudavár is also home to a natural spring.

Another unusual feature of the village is that every house has its own individual biological wastewater treatment system. There is no conventional sewerage fee; according to information provided by the owner, the current maintenance cost of the system is HUF 6,000 per quarter.

NO LONGER A RENOVATION PROJECT – YET STILL ROOM FOR YOUR OWN STYLE

The property is currently approximately 90% complete.

The majority of the comprehensive renovation has already been carried out. Only a few minor interior installation works, the exterior rendering and painting, and the final landscaping of the garden remain to be completed.

This also offers an advantage:

The new owner will not have to embark on a multi-year reconstruction project, while still having the opportunity to add their own personal taste to the finishing details.

ÓBUDAVÁR – WHERE LAKE BALATON IS CLOSE, BUT THE CROWDS ARE FAR AWAY

This tiny village at the gateway to the Nivegy Valley offers a completely different way of life from the busier holiday resorts around Lake Balaton.

Nature, a spring, a recreation park, hiking, cycling, tranquillity and beautiful landscapes.

And at the same time:

Lake Balaton is only 8 kilometres away.

This makes the property equally appealing as a permanent residence, a sophisticated second home in the Balaton Uplands, or a private retreat where proximity to nature does not require sacrificing modern comfort.

Among the photographs, in addition to images showing the property in its current condition, visualisations and floor plans, there are also AI-generated images intended to illustrate the possible finished appearance of the property.

1890 ON THE OUTSIDE. 2026 ON THE INSIDE.

180 m² of bright living space.
4 generously sized rooms.
3 bathrooms.
680 m² plot.
Separate 25 m² stone house.
Daikin heat pump.
West-facing panoramic terrace.
Balaton Uplands National Park.
Lake Balaton 8 km.

And all of this in a house where the past has not been erased in order to make it modern.

Quite the opposite.

Its history is precisely what gives this home the character that no newly built property can replicate.
