Description
REST, ENVIRONMENTAL CHANGE AMONG THE SOMOGY HILLS
A renovated farmhouse with the potential for survival, about 10 km from Lake Balaton, for sale in Nyimb
In Somogy County, far from the noise of cities and the harms of urbanization, about 10 km from Lake Balaton, in the quiet, undisturbed environment of the Somogy hills, in a small village surrounded by hills and forests, you can live, vacation and regenerate here without being disturbed by anyone.
In the settlement, the air is good, there is peace, tranquility and silence. This region is excellently suited for living a secluded lifestyle, for city dwellers who want to be outdoors, for a change of environment, and for creativity. In this peaceful and quiet place, a renovated, classic, three-room farmhouse is for sale.
The farmhouse is located in an inner area, on a built-up street, among similar farmhouses. The farmhouse, which is the subject of the sale, was placed under local protection by a group of architects and experts from the monument protection authority, in order to preserve the house for posterity by saving and preserving its old architectural values.
The 5917 m2 plot, registered under an independent topographic number, is partially fenced. The building that has survived from the peasant world faithfully reflects the conditions of that time, everything was designed to survive. 1466 m2 of the plot: farmhouse with porch, cellar, dug well, press house, the other part is 1824 m2 of acacia forest, and the third part of the plot is 2627 m2 of pasture.
The zoning classification of the farmhouse according to the zoning plan is: rural residential area. It is legal to keep pets and a certain number of farm animals, just as animals are kept in the area (poultry, goats, horses). The property has a dug well, a cool cellar and a crop processing room.
The farmhouse was built in 1937 from one of the oldest building materials, adobe. It survived World War II and has survived to the present day. It is in fairly good condition. Its walls are adobe, presumably on a brick foundation, its ceiling is a visible wooden-beam ceiling, and its roof is tiled.
The farmhouse, with its centuries-old history, was built in a traditional way using natural materials. Typical building materials: brick, stone, adobe, wood, glass and tiles.
The adobe wall has excellent building physical properties: it provides favorable indoor humidity,
the wall breathes, and is thermally stable. Thermal stability means that the thick adobe walls keep the house warm in winter and cool in summer.
The ground floor of the farmhouse is approx. 91.22 m2 + 47.58 m2 terrace, the attic is approx. 116.77 m2.
Life takes place on the approx. 47.58 m2 covered-open, garden-connected, breezy terrace, where you can eat and drink with family and friends, relax, chat, create, and regenerate.
There is a hydromassage tub (Jakuzzi) on the covered terrace, which serves the owner's whirlpool bath.
The design and atmosphere of the building are such that they help you relax and create. What is missing from a classic peasant's porta is a summer kitchen and an oven, but this can be replaced, I'm sure there will be someone who will build it. There is always enough dry wood in the acacia forest on the property to provide firewood.
The responsible owner of the building had the building renovated in 1998. The roof, the water and sewage pipes and fittings were replaced, as well as the complete electrical wiring, the hot and cold coverings, plastering, and painting. The previous windows and doors were also replaced with insulated glass wooden windows and doors with shutters.
The farmhouse is connected to mains drinking water, a sewage septic tank, and electricity. The sewage generated during use is treated and drained. The water from the previously mentioned dug well is used for irrigation, and a pump draws the water from the well.

The floors of the rooms are parquet, the side walls and ceiling are covered with wooden paneling. This room and the two rooms can be heated with an iron stove. The custom-made kitchen furniture includes an electric hob, electric oven, extractor hood, dishwasher and refrigerator.
The cellar, the production processing room (press house) with the terrace is located on the hillside of the garden. Built in 1999. The brick-lined cellar is so cool that if you are not careful, you will catch a cold. You can store wine, soft drinks, mineral water, vegetables and fruit here.
The courtyard of the farmhouse is grove-like, with large, shady trees. A pump brings water from a dug well, so the plants can be watered. The 5917 m2 area is not flat, the difference in level between the lower and upper points is 19 meters, so it is sloping. Part of the area is an acacia forest, part is pasture.
The farmhouse and the land belonging to it are an investment that also includes the chances of survival. Due to the intensive increase in the population of the planet Earth and the scarcity of land, the value of the land is increasing and becoming more valuable.
I am primarily looking for a Buyer who feels responsible for preserving traditions and old values, for the further maintenance of the farmhouse, for preserving its condition, and who also uses the farmhouse and wants the feeling that this farmhouse can provide during use.
For the renovated farmhouse: 90 million Forints. I can send interior pictures upon request.
I do not require the services of real estate agents!
