This is the lowest plot on the left side of Nefelejcs köz where you can still build, so no one can build in front of their house!

The plot is 1305 sq m. It is located in the Üh-K4 zone, accordingly, its buildability is 10%.
I have had the water installed. The electricity is in the process of being installed, as I planned a heating-cooling air conditioner, 3X16 amperes and night power will be available soon.
I did not plan to install the gas, but it can be easily solved, the gas pipeline runs in front of the plot.
The sewage can be disposed of with a biological domestic sewage treatment plant.

I have a permitted (but already expired) construction plan for a net 71 sq m house. The planned house, with its covered front porch and partially covered terrace, occupies a total of 100 square meters of the plot. There is still room for a garage. Officially, only the ground floor would be built on, but up to three bedrooms could be created in the attic.

Construction has begun, the concrete foundation is 90% complete. (The sides are ready, the roof is not yet there, so the water outlets can still be modified, as well as the location of the kitchen, bathroom and toilet.)
The highlight of the place is a huge oak tree, right next to the planned house.

The plot is located above Elsővölgy Street, the train station is 5 minutes by car, but you can also walk down a cozy little mountain staircase in 10 minutes.

Nagymaros is about 50 km from Budapest, max. 1 hour by car. By train, it is 40-55 minutes to Nyugati.
