Description
House on the Hillside – Panoramic Property in Nagymaros
For sale in one of Nagymaros’s quiet, hilly areas on Szamaras Street is a renovated, two-story enclosed garden property classified as an agricultural building, situated on a 766 m² terraced plot with stunning panoramic views of the Visegrád Mountains.
The lower level of the house has a floor area of 30 m² and includes an open-plan living room with an American-style kitchen, a bathroom, and a pantry, which houses the washing machine and the home water system. The 15 m² covered terrace is usable in all seasons and offers an unobstructed view of the Visegrád Mountains.
The attic is currently accessible via an external staircase and provides an additional 45 m² of open-plan living space. This air-conditioned, spacious room is furnished with a double bed and sofas, making it comfortable as both a bedroom and a relaxation area. The separate entrance to the attic ensures privacy from the lower living area, and if desired, an internal staircase can connect the two levels.
The house rests on a monolithic concrete foundation and is built from 25 cm thick hollow concrete blocks. This construction offers a sturdy, durable structure with good load-bearing capacity. This year, the exterior walls received 10 cm EPS thermal insulation, and the base was insulated with XPS. The roof has also been completely renovated, featuring 20 cm rock wool insulation and Terrán Sinus roof tiles. The renovation included new plastic windows and doors, and the electrical system was upgraded, currently supporting 1×16 A.
Heating on the lower floor is versatile: electric heating panels, a fireplace, and a wall-mounted gas convector are all available, while hot water is supplied by an electric boiler. The attic is equipped with a cooling and heating air conditioner to maintain a comfortable temperature. Water supply is provided by two cisterns with a total capacity of 9 m³ and a high-performance Pedrollo pump. Additional covered storage spaces are located beside and behind the house.
The Garden and the Panorama
The 766 m² fenced plot follows the character of Nagymaros’s hillside with a terraced layout, featuring fruit-bearing trees and shaded, natural areas. One of the house’s greatest assets is undoubtedly the view: both from the covered terrace and the attic, there is an uninterrupted panorama of the Visegrád Mountain range, and after the leaves fall, the Danube also comes into sight.
The plot is accessible from two directions: from Szamaras Street via an asphalt road and from above via a gravel road from Felsőerdősor Street. Parking is available on the street directly in front of the property, and there is also the option to create a parking space within the plot. Building documentation for the house is available. The property does not require public listing and is ready for immediate occupancy.
This part of Nagymaros is an excellent starting point for exploring the Börzsöny Hills: numerous hiking trails are nearby, and the Julianus Lookout can be reached with a pleasant hike. The area also features the unique Remete Cave and the Szent Mihály Hill region.
This property is an ideal choice for a private retreat or holiday home in the Danube Bend, as well as a great opportunity for those considering longer-term use.
