Description
Property for Sale in the Buda Wine Region – Ideal as an Investment, Profitable Business, or for Residential Use
A traditional adobe house currently under renovation is for sale in Nadap. As part of the renovation, the house has received a completely new roof structure and tiling (Terrán), and a 27 m² veranda has been added (not included in the 48 m² floor area). The foundation around the house has been reinforced to a depth of 1 meter from the outside, while interior structural junctions have also been strengthened. Openings for new windows and doors have been cut, new interior walls built, and the existing walls straightened and plastered. The walls are 60–80 cm thick, completely dry, and in excellent structural condition (verified by a structural engineer).
The renovation is officially documented in the electronic construction log (e-napló) and has all the necessary permits.
Architectural plans have been prepared — with official approval and authorization from the local chief architect — for the extension of the existing building and the construction of a second family home. These plans can be handed over upon request. (The first building, after the planned extension, was intended to function as a wine terrace and delicatessen shop, with a covered-open terrace connected to a hot kitchen and a small apartment. Perpendicular to this axis, the family home would close off the back garden, ensuring a private, intimate space for the residents.)
The plot has a gentle slope and allows for 15% buildability (375 m²).
