Description
Located in Mezőhegyes, in the southern part of Békés County—just 20 km from the M43 highway and only 2.5 km as the crow flies from the Romanian border—I am offering for sale the site of a former hemp factory, registered under a single parcel number, with a total land area of 102,071 m²! It is important to note that the property is currently used for manufacturing activities; it is still in production and operation (although hemp is no longer the raw material).
Located away from the city center and accessible via the road connecting Pitvaros and Mezőhegyes, the site includes the following buildings:
- a single-story office building with a usable floor area of 189 m², in good condition
- a 276 m² social services building, constructed in the 1970s and renovated in the early 2000s, in fair technical and aesthetic condition

In addition to the listed structures totaling 4,216 m² of usable floor space, the factory grounds also contain additional residential buildings in poor or dilapidated technical condition, which are likely no longer worth renovating profitably and thus cannot be considered usable floor space.
Perhaps one of the most important pieces of information, however, is that despite its out-of-town location, it is directly accessible via scheduled local bus service!! Currently, the bus runs three times on weekdays and twice on weekends between the site and the town center, but this schedule can be adjusted or expanded in consultation with the local government if needed!
According to local building regulations, the majority of the area (commercial and service) is zoned for economic use, with a 40% building coverage ratio and a maximum permitted building height of 7.5 meters, while the other half is residential, on which an almost unlimited number of residential buildings can be constructed—provided, of course, that there is demand for them. In other cases, the zoning classification can likely be flexibly modified in consultation with the local government!
It may also be important to note that the property features its own transformer station, wells, and a firewater reservoir.
