Description

Renovated 2-Bedroom Family House for Sale in Mátraszele – With Extension Potential

We are offering for sale a renovated 86 m² house located in the hilly area at the northern foothills of the Mátra Mountains, in the village of Mátraszele.

The property stands on a 907 m² plot gently sloping toward the street, on the edge of the forest, in a small asphalted cul-de-sac. All utilities are available: water, electricity, gas, and sewage.

The house is a former adobe home built on a stone foundation with a high base wall. During renovation, the dry, well-preserved 40–50 cm thick walls and the ceiling structure were retained. The floors were insulated, and new internal partition walls were built from brick according to updated plans. The building has a completely new roof structure covered with concrete tiles. Electrical wiring and plumbing have been fully replaced.

Old windows were replaced with new ones: wooden shuttered windows in the adobe walls and plastic windows in the brick sections. The rooms feature warm, natural-looking larch wood flooring, while the common areas have attractive tiles suitable for underfloor heating.

Heating is provided by a condensing gas boiler with both underfloor heating and radiators. The house includes a modern bathroom with shower and toilet, plus a separate WC. At the rear of the house, facing the garden, is the kitchen with direct access to a 50 m² terrace.

Orientation:
The living room windows face west, while the kitchen–dining area faces east.

The entrance is protected by a lightweight windbreak vestibule, accessible via comfortable steps.

Room sizes:

Vestibule: 6.76 m²

Hallway: 16.87 m²

Living room: 23.85 m²

Bedroom: 13.74 m²

Bathroom: 8.08 m²

WC: 2.23 m²

Kitchen–Dining room: 14.92 m²

Inside the gate, a grass-grid parking area provides comfortable space for 3 cars. On the forest side, the plot is bordered by a natural earth bank containing cellars (1 large, 2 smaller).

In autumn, numerous new trees and shrubs were planted based on a landscaping plan. The renovation, started in 2023, was documented with photos. The house is for sale at its current level of completion, with the remaining work to be finished by the new owner.
The property has a 'B' energy rating.

The house has approved plans for a 50 m² extension. The foundation for this extension is already completed — it is currently the terrace. The planned expansion would create a cozy open-plan American-style kitchen and living room with fireplace and high ceiling (no intermediate floor slab). This would result in a modern, stylish 130 m², 3-room home, ideal as a permanent residence or holiday home.

Local amenities

The village offers all essential services: doctor’s office, school, kindergarten, post office, grocery stores, as well as a pub and a bistro-pizzeria.

The village of around 900 residents lies on the edge of the Palóc region, among the forested hills of Nógrád County, with the Zagyva River flowing through it. The area is rich in natural attractions and popular hiking trails. Several fishing lakes are within 25 km, including the well-known Maconka Reservoir in Bátonyterenye. Budapest is approximately 70 minutes by car.

We recommend this home to those who appreciate peace and quiet and wish to live close to nature and fresh air. It is also an excellent investment or tourism opportunity.

The house’s exterior appearance and preserved condition reflect the unique atmosphere of time spent here.
